A very warm welcome awaits at the home of the Campbell family, Sedgeford Hall. Set in the heart of a 1200-acre farming and shooting estate in a beautiful north Norfolk valley, Sedgeford Hall offers a beautiful, secluded location in which to holiday, celebrate or entertain.
Sedgeford Hall, built of local sand-coloured brick was built in the reign of Queen Anne, and completed in 1713, with further additions throughout the centuries; it now includes a heated indoor swimming pool, open fires and wood-burning stoves for the colder winter months, beautiful enclosed gardens and numerous Estate walks, encompassing lakes, woods and parkland.
Visitors to Sedgeford Hall may wander around the expansive grounds at their leisure. Sedgeford is just a few miles from the coast, and close to splendid towns and villages such as Burnham Market and several stately homes - Houghton Hall, Holkham, Sandringham and Anmer Hall, home of the Duke and Duchess of Cambridge and Prince George.
Just 5 miles to the north is the seaside town of Hunstanton with miles of sandy beaches and rock pools, majestic cliffs, a Sea Life Centre, amusements, watersports, tennis, croquet, bowls, golf, shops, restaurants and inns. Heacham, just 3 miles, has the benefit of Norfolk Lavender with garden centre, shops, café and farm shop. For children, there is the popular ‘Farmer Fred’s Play Barn’ the large indoor play centre with café as well as an animal petting zoo! Great Bircham is a 4-mile walk, and the Peddars Way and Icknield Way are also close by. Locally there is shooting, fishing, bird watching and golf available as well as many stunning beaches along the North Norfolk coast. Shop 4 miles, pub serving food ½ mile.

The West Wing is the largest part of Sedgeford Hall and looks out onto the park and over towards the lake. It is nearest to the fantastic, indoor, heated swimming pool (see below for details of pool use). With seven lovely bedrooms, all traditionally decorated, a good sized kitchen complete with four oven Aga, sitting room with wood-burning stove and Aga kitchen, the West Wing is a spacious, family friendly property, perfect for a cosy winter getaway or summer break. There is a large enclosed garden and decking with seating area, perfect for summer BBQs.

"Deep in Tarka the Otter country where the river glides beneath the trees and time stands still..."

Orford Mill lies alongside the River Torridge in a beautiful wooded valley, nestled below the historic town of Torrington. With its air of peace and tranquillity, abundant wildflowers and river life, it became the setting for Henry Williamson’s magical story of Tarka the Otter. Indeed, the mill wheel in which Tarka hid from the hound Deadlock was at Orford Mill. This superb location makes a wonderful holiday base, especially for families, with sandy beaches on the North Devon coast only 10 miles away.
The complex consists of a Grade II listed water mill and manor house, now converted into nine delightful cottages, all equipped to Visit Britain ‘4 Star’ standard. Most overlook the charming ornamental courtyard with its ponds and flowerbeds. Riverside is detached and overlooks the river. All cottages retain character features such as exposed beams and stonework, and each is furnished in an individual style to a very high standard. Guests can enjoy an indoor heated swimming pool, with lovely river views, as well as an all-weather tennis court, games room and fenced outdoor children’s play area. There is an on-site cafe with wi-fi (open 9am-9pm). In addition, fishing rights are available on 200 yards of river (bring own licence, or avail locally at cost). All the waterways are safely fenced.
The countryside around Orford Mill is dotted with sleepy villages nestled among the hills, while extensive woodlands, traversed by many footpaths, offer the chance to experience the area’s natural beauty at close quarters. Adjacent to the grounds are the renowned RHS gardens at Rosemoor, and other local attractions include Dartington Crystal, offering a factory tour and visitor centre. Great Torrington is only a mile away with good shopping and amenities, and there is golf at nearby Hartland. Orford Mill adjoins Torrington Common which extends to 365 acres, incorporating 20 miles of footpaths. The common is a haven for wildlife. The ‘Big Sheep’ and ‘Milky Way’ theme parks are each less than 10 miles away.
The River Torridge runs downstream to the ancient port of Bideford, still with a working quay offering boat trips out to Lundy Island. Just around the corner is the attractive little town of Appledore with its colourful houses and narrow streets. To either side lies Devon’s most spectacular stretch of coastal scenery – a chain of magnificent cliffs and rocky promontories, interspersed here and there by long flat sandy beaches, where the Atlantic breakers roll in to create ideal surfing conditions. There are splendid beaches at Instow and Westward Ho!, the latter bordered by the Royal North Devon Golf Club, and the Northam Nature Reserve. Further west is the supremely picturesque Clovelly, whose narrow, cobbled main street descends at a dizzying gradient to the little harbour below. To the south, the cathedral city of Exeter can be reached via a delightful drive through lush river valleys.
Orford Mill offers very attractive accommodation set in 3 acres of beautiful gardens with streams, waterfalls and the water wheel which is still operational. Excellent as a touring base, it makes a good choice for a holiday whatever the weather. Shop ½ mile.

A meandering stream trickles through the stunning landscaped gardens of this 150-year-old detached farmhouse. Nestling in the sleepy hamlet of Barmby Moor (there may be some noise from farm traffic) and set in its own grounds, the property also boasts an outdoor swimming pool and outdoor 6-seater hot tub. Just under a mile away lies Allerthorpe Common which offers wonderful walks and picnic areas amidst thousands of well kept acres of land. This truly is the perfect holiday location for getting away from it all or discovering local culture.
Scattered amongst the spectacular countryside are many picturesque villages and ancient market towns such as Pocklington, Howden and Driffield. Beverley, capital of the Wolds, is home to a beautiful Gothic minster, old buildings and a racecourse. Described as a jewel waiting to be discovered, the Yorkshire Wolds boast countless villages, ancient inns and historic houses. Burnby Hall Gardens, Burton Agnes Hall and Burton Constable are all close by. Three miles away in Barmby Moor, the Wolds Gliding Club offers trial flights all year round.
Four miles away is the Buddhist Centre at the wonderful Georgian mansion of Kilnwick Percy Hall, which offers lessons and courses in meditation. Aircraft enthusiasts are spoilt for choice with the Real Aeroplane Museum (Selby, 25 miles) where a magnificent Hawker Hurricane and P-51 Mustang can be seen, and the Yorkshire Air Museum (Elvington, 5 miles) with a superb collection of pre- and post-WWII aircraft. The ancient walled city of York is only 12 miles away, and boasts plenty of attractions for all the family, including the Castle Museum, York Dungeons, National Railway Museum, York Racecourse and the famous Jorvik Viking Centre. Set in a superb countryside location, off quiet single track country lanes in the heart of South Devon, the properties at Higher Poulston are ideal for all age groups including couples, friends and families. It provides a quiet rural base, yet within driving distance of the many splendid beaches and interesting towns that the area has to offer.
Featuring a fantastic leisure complex, with exclusive shared use for all guests staying here on holiday, the facilities are open all year around and offer something for all ages and abilities. There is an indoor heated swimming pool and a separate shallow heated toddlers pool. The badminton and squash courts are purpose built to a very high specification. In addition there is a snooker room, table tennis, skittles and short mat bowls. In the grounds surrounding the cottages, there are large open lawn areas to play and picnic, some BBQ areas, a tennis court and approach golf.
The cottages at Higher Poulston are made up of a cluster of lovely stone barn conversions of varying sizes(, the spacious period Farmhouse, which is fantastic for a large family and the newest addition, Wisteria House(ref 25998), a contemporary barn conversion with a stunning interior, accommodating up to 20 guests.
All the properties are comfortably furnished with leather sofas, pine or oak furniture, well equipped kitchens and modern bathrooms, making this a holiday to enjoy and remember.
The friendly owners live on site and are happy to help. Many visitors find themselves revisiting Higher Poulston year after year. This is a very family friendly holiday complex; the ideal place for mums and dads to relax in, children to have fun, and grandparents to join in too.
Set within its own 9½ acres of private land, tucked away along a quiet country lane and close to a working dairy farm. Away from the farm there are many interesting places to explore. There is a little tourist information room on site and in here you will find plenty of ideas for days out and about . For your local shopping, the little village of Harbertonford, 1 mile, has a small village shop, a pub and post office. Also, the village of Morleigh, 1 mile, has a pub serving food. The ancient town of Totnes, just 3 miles away, has a truly unique atmosphere, with a range of quirky independent shops and bistros and is a vibrant and interesting place to visit, especially on Fridays when the market comes to town.
The South Devon coastline is close at hand, has many beautiful beaches and coves, scenic walks and pretty villages including Blackpool Sands and Slapton. Enjoy a day out in the riverside marine town of Dartmouth and take a cruise along the river to Totnes or the ferry across to Kingswear, and the quaint fishing town of Brixham, then ride on the steam train to Paignton or Buckfastleigh. Within easy reach are the English Riviera resorts of Paignton and Torquay, the boating and sailing centre of Salcombe on the estuary and the historic town of Dartmouth, nestling on the banks of the River Dart. Woodlands Fun Park is a great tourist attraction and fun day out for families, as is Dartmoor National Park, with its hundreds of acres of wild rugged moorland, both about 4 miles away.

Set on the owners’ non-working farm in Horbling village, this detached farmhouse, with its own swimming pool, lies in the heart of the Fens, an ideal touring base for visiting the area’s wealth of historic attractions. Providing comfortable holiday accommodation for families, it retains many original features, including exposed woodwork, an ornate cornice in the dining room and a traditional farmhouse-style kitchen. There is a second sitting room, well-stocked library and video and DVD collection (including latest releases). The fenlands make ideal walking and cycling country, an excellent way to view the landscape with its rich farmlands, huge skies and wonderful sunsets; walks can be enjoyed from the doorstep; facilities can be found nearby for golf, fishing or horse riding. Within easy driving distance are a wealth of interesting places, including the delightful old towns of Uppingham, Oakham and Stamford, full of beautiful stone buildings. On the edge of Stamford stands Burleigh House, one of England’s greatest Elizabethan houses. Nearby Spalding is an attractive, Dutch-influenced town and centre of the flower-bulb industry, where the Springfields show gardens and the annual flower festival in May are popular. Tattershall Castle (NT), Belton House and Coningsby, noted for its huge one-handed church clock, and the home of the Battle of Britain Memorial Flight. One of the landmarks of the Fens is the octagonal lantern tower of St Botolph’s Church in Boston. Shop and good pub with food ½ mile in Billingborough, or village pub 300 yards.

Situated in the heart of rolling Devon countryside, the privately owned Ashcombe country estate nestles in a peaceful valley close to the sandy beaches of Dawlish and Torquay. Enjoy walking on the estate’s hills and woodlands, swim in the heated indoor swimming pool, or relax in the sauna at Woodhouse Farm while children play in the indoor and outdoor playgrounds. The owners have made a great effort to ensure that the cottages are both comfortable and practical while the location could not be better for a wide range of Devon attractions.
It might be a family holiday or big reunion, a special celebration, a fun business get-together, a group trip, or a relaxing weekend to recharge your batteries; whatever the reason the facilities are designed to be perfect for winter and summer holidays and the secrets of the Ashcombe cottages’ appeal are presentation, comfort and convenience. The cottages are maintained to very high standards. All have leather sofas, flatscreen digital TVs and very comfortable mattresses - the owners consider a good night’s sleep the most important thing! The cottages either have Italian tiled floors or wooden floors, and some still retain many original features including oak beamed ceilings. The properties cater for almost any party size, sleeping from 4 to 28 people and are all rated either 4 or 5 stars. Ashcombe’s larger cottages provide great value for money for visitors sharing with their friends and families. For meals, an in-house chef can be booked to come and do the hard work. The heated indoor swimming pool is perfect for any rainy days and keep the children happy. Cider Barn sleeping 16 and Nut Tree Farm sleeping 28, which are both 5 star rated, also have outdoor swimming pools for the summer.
For those wishing to enjoy a more adrenaline-charged holiday, the brilliant Ashcombe outdoor activity centre (at extra cost) offers quad bike safaris, clay pigeon shooting, archery, paintballing and more and is located just under a mile down the lane and is available for those 14 years and over. At the end of the day the Ashcombe Village Club provides cheap beer and a cheerful atmosphere.
Both Dartmoor National Park and the historic city of Exeter are only 20 minutes’ drive away while the famous South Devon Coast, with wonderful sandy beaches, is barely 3 miles. Exeter and Newton Abbot Racecourses, several golf courses, loads of family theme parks, zoos, sailing and fishing are all within easy reach, not to mention the many excellent pubs and restaurants that Devon is famous for. The wild beauty of Dartmoor is 20 minutes away with its abundance of wildlife and dramatic landscapes. Numerous National Trust properties are close by including Agatha Christie’s Greenway. Steam trains travel from Kingswear to Paignton and Totnes to Buckfastleigh. Visit historic Dartmouth with bustling boat harbour, castle, contemporary art galleries and boutiques. Salcombe with its beaches, sailing and water sports is also easily accessible, as well as Blackpool Sands, Slapton and picturesque Dittisham with its annual crab catching competition.

Slightly further afield, East Cornwall and the Eden Project are within an hour’s drive. Take a walk along the South West Coast Path which runs along the entire length of the Jurassic Coast and offers the walker stunning views, with a bird’s eye view of many coastal features. From the coast path you can experience the drama of sheer cliff faces, take in the wonderful towns of Beer, the ‘picture postcard’ fishing village, or Budleigh Salterton. This tranquil and historic seaside town nestles on the edge of a pebble beach beneath spectacular red cliffs, made famous by literary giants such as Noel Coward, P.G. Wodehouse and Anthony Trollope. Visit Seaton with its famous trams or Sidmouth which still has a unique charm and has captivated thousands of holidaymakers. Beautiful gardens, leisurely walks, Regency history, clean beaches and friendly shops – it is all here in this lovely seaside town. All in all Ashcombe is an excellent base to explore, experience and enjoy ‘The Cream of Devon’. Main shops 3 miles.


Nut Tree Farm is one of the rare properties in the UK, where a group of people can all stay in one big house and sit down to meals together - making it perfect for extended family groups. Situated in the heart of rolling Devon countryside, the privately owned Ashcombe country estate nestles in a peaceful valley close to the sandy beaches of Dawlish and Torquay. Enjoy walking on the estate’s hills and woodlands, swim in the heated indoor swimming pool, or relax in the sauna at Woodhouse Farm while children play in the indoor and outdoor playgrounds. The owners have made a great effort to ensure that the cottages are both comfortable and practical while the location could not be better for a wide range of Devon attractions.
It might be a family holiday or big reunion, a special celebration, a fun business get-together, a group trip, or a relaxing weekend to recharge your batteries; whatever the reason the facilities are designed to be perfect for winter and summer holidays and the secrets of the Ashcombe cottages’ appeal are presentation, comfort and convenience. The cottages are maintained to very high standards. All have leather sofas, flatscreen digital TVs and very comfortable mattresses - the owners consider a good night’s sleep the most important thing! The cottages either have Italian tiled floors or wooden floors, and some still retain many original features including oak beamed ceilings. The properties cater for almost any party size, sleeping from 4 to 28 people and are all rated either 4 or 5 stars. Ashcombe’s larger cottages provide great value for money for visitors sharing with their friends and families. For meals, an in-house chef can be booked to come and do the hard work. The heated indoor swimming pool is perfect for any rainy days and keep the children happy. Cider Barn sleeping 16 and Nut Tree Farm sleeping 28, which are both 5 star rated, also have outdoor swimming pools for the summer.
For those wishing to enjoy a more adrenaline-charged holiday, the brilliant Ashcombe outdoor activity centre (at extra cost) offers quad bike safaris, clay pigeon shooting, archery, paintballing and more and is located just under a mile down the lane and is available for those 14 years and over. At the end of the day the Ashcombe Village Club provides cheap beer and a cheerful atmosphere.
Both Dartmoor National Park and the historic city of Exeter are only 20 minutes’ drive away while the famous South Devon Coast, with wonderful sandy beaches, is barely 3 miles. Exeter and Newton Abbot Racecourses, several golf courses, loads of family theme parks, zoos, sailing and fishing are all within easy reach, not to mention the many excellent pubs and restaurants that Devon is famous for. The wild beauty of Dartmoor is 20 minutes away with its abundance of wildlife and dramatic landscapes. Numerous National Trust properties are close by including Agatha Christie’s Greenway. Steam trains travel from Kingswear to Paignton and Totnes to Buckfastleigh. Visit historic Dartmouth with bustling boat harbour, castle, contemporary art galleries and boutiques. Salcombe with its beaches, sailing and water sports is also easily accessible, as well as Blackpool Sands, Slapton and picturesque Dittisham with its annual crab catching competition.

Slightly further afield, East Cornwall and the Eden Project are within an hour’s drive. Take a walk along the South West Coast Path which runs along the entire length of the Jurassic Coast and offers the walker stunning views, with a bird’s eye view of many coastal features. From the coast path you can experience the drama of sheer cliff faces, take in the wonderful towns of Beer, the ‘picture postcard’ fishing village, or Budleigh Salterton. This tranquil and historic seaside town nestles on the edge of a pebble beach beneath spectacular red cliffs, made famous by literary giants such as Noel Coward, P.G. Wodehouse and Anthony Trollope. Visit Seaton with its famous trams or Sidmouth which still has a unique charm and has captivated thousands of holidaymakers. Beautiful gardens, leisurely walks, Regency history, clean beaches and friendly shops – it is all here in this lovely seaside town. The Northumberland National Park stretches south through Kielder and Wark Forests as far as Hadrian’s Wall, and north to the Scottish border. Long stretches of sand can be found lining the coast south of Berwick-upon-Tweed (16 miles). At Beal (13 miles), the road to Holy Island runs gently down to the shore, where it becomes a causeway covered and impassable at high tide.

Regular ferries to the Isle of Wight depart from the famous royal yachting town of Lymington. Bournemouth is close by with its Blue Flag beach, well kept town gardens, trips on the Bournemouth Eye, which rises high above the town to give the most amazing panoramic views over the whole area. At the foot of the pier is the fascinating Oceanarium where the whole family can discover life beneath the waves.
