Dartmoor actually has two national parks as well as five areas of outstanding natural beauty, a UNESCO World Heritage site, Geopark and Biosphere Reserve. Situated in the heart of rolling Devon countryside, the privately owned Ashcombe country estate nestles in a peaceful valley close to the sandy beaches of Dawlish and Torquay. The owners have made a great effort to ensure that the cottages are both comfortable and practical while the location could not be better for a wide range of Devon attractions.
It might be a family holiday or big reunion, a special celebration, a fun business get-together, a group trip, or a relaxing weekend to recharge your batteries; whatever the reason the facilities are designed to be perfect for winter and summer holidays and the secrets of the Ashcombe cottages’ appeal are presentation, comfort and convenience. The cottages are maintained to very high standards. All have leather sofas, flatscreen digital TVs and very comfortable mattresses - the owners consider a good night’s sleep the most important thing! The cottages either have Italian tiled floors or wooden floors, and some still retain many original features including oak beamed ceilings. The properties cater for almost any party size, sleeping from 4 to 28 people and are all rated either 4 or 5 stars. Ashcombe’s larger cottages provide great value for money for visitors sharing with their friends and families. For meals, an in-house chef can be booked to come and do the hard work. The heated indoor swimming pool is perfect for any rainy days and keep the children happy. Cider Barn sleeping 16 and Nut Tree Farm sleeping 28, which are both 5 star rated, also have outdoor swimming pools for the summer.
For those wishing to enjoy a more adrenaline-charged holiday, the brilliant Ashcombe outdoor activity centre (at extra cost) offers quad bike safaris, clay pigeon shooting, archery, paintballing and more and is located just under a mile down the lane and is available for those 14 years and over. At the end of the day the Ashcombe Village Club provides cheap beer and a cheerful atmosphere.
Both Dartmoor National Park and the historic city of Exeter are only 20 minutes’ drive away while the famous South Devon Coast, with wonderful sandy beaches, is barely 3 miles. Exeter and Newton Abbot Racecourses, several golf courses, loads of family theme parks, zoos, sailing and fishing are all within easy reach, not to mention the many excellent pubs and restaurants that Devon is famous for. The wild beauty of Dartmoor is 20 minutes away with its abundance of wildlife and dramatic landscapes. Numerous National Trust properties are close by including Agatha Christie’s Greenway. Steam trains travel from Kingswear to Paignton and Totnes to Buckfastleigh. Visit historic Dartmouth with bustling boat harbour, castle, contemporary art galleries and boutiques. Salcombe with its beaches, sailing and water sports is also easily accessible, as well as Blackpool Sands, Slapton and picturesque Dittisham with its annual crab catching competition.

Slightly further afield, East Cornwall and the Eden Project are within an hour’s drive. Take a walk along the South West Coast Path which runs along the entire length of the Jurassic Coast and offers the walker stunning views, with a bird’s eye view of many coastal features. From the coast path you can experience the drama of sheer cliff faces, take in the wonderful towns of Beer, the ‘picture postcard’ fishing village, or Budleigh Salterton. This tranquil and historic seaside town nestles on the edge of a pebble beach beneath spectacular red cliffs, made famous by literary giants such as Noel Coward, P.G. Wodehouse and Anthony Trollope. Visit Seaton with its famous trams or Sidmouth which still has a unique charm and has captivated thousands of holidaymakers. Beautiful gardens, leisurely walks, Regency history, clean beaches and friendly shops – it is all here in this lovely seaside town. The pretty stone cottages at Northway are set in 5 acres of grounds within half a mile of the dramatic coastal footpath above Peppercombe’s National Trust shingle beach and within 5 miles of the glorious sandy beach at Westward Ho! Most of the cottages open off a delightful flower filled courtyard, whilst some look out towards the sea. All of the cottages are well furnished and equipped and some have their own garden. Visitors enjoy use of a superb leisure complex housing an indoor heated swimming pool and spa with full changing and shower facilities (open 9:00am-7:30pm), a fitness area and games room with table football (coin-operated), pool table, table tennis and toddlers play area. For children, there is a well-equipped adventure play area and an area for ball games, and they will surely enjoy stroking the tame rabbits and goats. Christmas decorations, a real tree and champagne are supplied for Christmas bookings. This is a wonderful walking area, both on the coast and along the nearby Tarka Trail. From the lane, a rough track (not suitable for toddlers or the infirm) leads down to the coastal path from where there are magnificent views across Bideford Bay towards Clovelly and the beaches of Devon’s northern coastline. There is plenty to see and do nearby – The Big Sheep and Milky Way, the new Atlantic Village, and the picture postcard village of Clovelly (6 miles) are just some of the attractions. Bude’s superb sandy beach and resort amenities are within a half hour drive. Golf, fishing and riding are available locally and the Tamar Lakes offer sailing and wind surfing. This 14th-century manor house was a one-time summer retreat for the monks at Buckfast Abbey until the dissolution of the monasteries by Henry VIII in around 1532. For a larger family or a group of friends looking for something quite unique, Crabadon Manor (ref HOA) could be the choice for you. Peacefully set in a secluded wooded valley, the property dates back to the 14th century – ideal for family gatherings for special occasions or a group of friends hosting a party, or simply, a relaxing week in the heart of rural south Devon. Tuckenhay is only a 20-minute drive from the superb Blue Flag beach at Blackpool Sands and about 30 minutes from a surfing beach at Bantham, as well as some of the best natural beaches to be found anywhere in the UK.
There is also extensive access to the coastal footpath for walking and the wilderness that is Dartmoor for walking, climbing and riding.
This is a mecca for ramblers, bird-watchers, swimmers, surfers, horse riders, golfers and those interested in fishing, boating, sailing and windsurfing.
In addition, there are many historic NT houses to visit including Agatha Christies’s Greenway as well as a local vineyard (with award-winning wines) at Sharpham.
Tuckenhay is only 5 miles inland from Dartmouth and 3 from the market town of Totnes. Village shop 3½ miles. Riverside inn and restaurant within walking distance.



A superb choice of cottages
Each of the cottages has been individually styled to offer comfortable and spacious accommodation. Great care has been taken to retain the feel of the original buildings and extensive use has been made of traditional materials. Most have garden, terrace or patio. Many cottages have more than one bathroom and some have an en-suite bathroom to every bedroom. Kitchens are comprehensively equipped: most have dishwashers and all have microwave cookers.

THE TUCKENHAY POOLS
Tuckenhay is renowned for its spectacular award winning indoor pools with glass mosaics and hand-painted silk murals, they combine exotic decoration with the most modern dehumidification and purification equipment and full changing facilities.
ROMAN POOL
This dramatic Roman style 32ft pool (4ft 6in deep) has a safe children’s bay reached by separate steps. Completing the experience are sauna and steam room (£1 by slot meter), a refreshing cool drench shower fed from the underground spring and a separate Jacuzzi with hydro jets.
Open daily from 8.30 am to 8.30 pm. Children must be supervised.
WATERFALL POOL
This award winning pool is sculptured in a curved shape over 40ft long (4ft 6in deep), and bounded in part by a natural grotto rock face of tumbling water. It incorporates the ultimate in water movement technology: floor and wall massage jets, water volcanoes, water cannons and swim jets. There are two Jacuzzis - one in the pool - sauna and steam room (£1 by slot meter) and hot and cold spring-fed showers.
Separate mother and baby changing facilities with walk-in shower/wet room. Open daily from 8.30 am to 6.30 pm. Adults and children over ten with a swimming adult.
The extra charge for use of pools and heating, detailed in the cottage descriptions is all inclusive in the final balance.

20 acres of stunning natural landscape opening up nearly a mile of footpaths through dells, meadows and woodlands along with a natural waterfall. This is the place to enjoy a personal ‘Spring or Autumn Watch’ with swallows in the log store, buzzards on the adjacent hillside, owls in the woods and ducks and swans down on Bow Creek. Strolls can be taken with the dog and picnics enjoyed on a bench by the river. Children can stroke the goats and even collect eggs for breakfast from the hens (when laying)!

Set in the heart of village life, Court Prior Farm is a lively working farm where lambs are in the pastures, cattle graze in the fields and the smell of the hay fills the air. In season guests may be able to bottle feed the lambs or feed the bullocks. Elderflower Barn (HDDI) and Cowslip Barn (HDDJ) have been converted from the old milking parlour and retain lovely original features, such as stone arch windows, and both have heavy beams and wooden floors. Each holiday property has a good sized lawned rear garden with pretty planted flower tubs and farming machinery decorating the driveway completes these two lovely adjoining properties. All three properties including Pear Tree House (HGGD) combine modern elements such as underfloor heating, vaulted open ceilings, wood-burning stoves and a farmhouse-style kitchen with granite worktops. Shared swimming pool, hot tub and sauna.
Court Prior Farm has an indoor heated swimming pool shared by all properties, with its own shower and pool house with sauna. A hot tub is situated on the terrace amongst the pretty landscaping for all properties to share. All properties have their own changing room, toilet and access into the pool, via their own private patio areas. Elderflower Barn has a large patio area to the side with specimen trees planted into large tubs giving an almost Mediterranean feel. All three properties may be booked together for a wonderful family gathering to celebrate a special birthday or anniversary.
These three holiday properties would make a super location for a winter break, as well as a summer holiday enjoying the many glorious beaches of the South Devon coastline all within easy driving distance. Blackpool Sands is a fantastic family beach just 4 miles away, has a small shop and facilities as well as ample parking, and makes a lovely day out by the seaside. Slapton Sands is a lovely drive, with the sea on one side and the freshwater lagoon on the other. This area is a designated Area of Outstanding Natural Beauty and the birds and wildlife on the lagoon are amazing, so remember to bring a pair of binoculars. A little further along, the relic of the World War One tank can be recovered from the beach. Driving along inland a little way leads to the town of Kingsbridge.
Alternatively guests may enjoy visiting Dartmouth or Totnes, both just 4 miles away and both quite different. Totnes is a lively colourful town, full of different types of ethnic shops, and hosts a busy market day on Fridays and Saturdays. Dartmouth, nestling on the edge of the river Dart, has a strong maritime history and many designer shops and local artists. For great food the famous New Angel is located in Dartmouth, and is the ideal place for a special meal out. More local to the property is the village of Cornworthy - a quiet hamlet tucked away in the rolling Devon landscape - where there is a nice pub within walking distance which serves good food and real ales. There are many village pubs dotted all around this area including places to eat on the river at Tuckenhay, Ashprington and Dittisham. Shop (in pub) 2 miles, pub 1 mile.

These four cottages (refs KAAG, KAAH, KAAJ and KAAK) were originally the milking parlour and the stables for the main farmhouse, and they are thought to date from the 16th century. All the properties are Grade II listed and the farmhouse is thought to be one of the oldest properties in Hartland Parish.

At the railway station, one can pick up the famous traffic free Tarka Trail and bicyle hire is available from Fremington Quay, just up river. Close by is Bideford, a historic fishing port and market town with steep, narrow medieval streets and a busy quay from where visitors can enjoy a two hour boat trip to Lundy Island.
