The adjoining wet room has wide door access suitable for wheelchairs. To the first floor of the barn is a magnificent games room with a pool table, table top football and original Juke Box which is in complete working order. There is a large corner sofa bed in the games room, together with an adjoining shower room, meaning that it could easily double as a fourth bedroom, and would be ideal for teenagers/young adults who may enjoy their own space.
The main farmhouse offers two further spacious bedrooms, the master suite boasting its own en suite bathroom with luxurious spa bath, and the addition of a sofa bed, ideal as a  family suite, and certainly large enough to house any family!!
The farmhouse style breakfast kitchen is well equipped with an electric Aga, Belfast sink and a good range of crockery and utensils. The dining room is large enough to accommodate any grand banquet, and the lounge offers a large multi fuel stove, ideal for keeping off the chill during those cooler winter months, a telephone with honesty box, a limited broadband package available for your use (broadband suitable for research only, no downloads please), and TV with Sky sports package.
The farmhouse is approached down a private drive and there is adequate parking for several cars and a beck runs alongside the garden as it makes its way down into a small river along the front of the house. This farmhouse comes with fishing rights which guests are welcome to take advantage of. A BBQ has been built overlooking the river, and to the rear of the property is a newly installed Hot Tub for the 2012 season, conveniently located beside a patio door for easy access. The terraced cottage garden rises steeply to the rear and a set of stone steps allow access to a seating area with wonderful views at the top of the garden.

Rose Cottage (ref LPD) is attached to the owner’s farmhouse home, Rosemary Cottage (ref LTG) adjoins another property, Rambling Rose Cottage (ref LWG) and Rosedale Cottage (ref LYL) are adjacent and have both been converted to a high standard, and Primrose Cottage (ref LPG) has been converted from a former byre and stands in a courtyard which is bedecked with flower tubs, window boxes and hanging baskets. The cottages are beautifully furnished and equipped to VisitBritain ‘5 Star Gold’ standard, except Rosemary Cottage which is equipped to a VisitBritain ‘4 Star Gold’ standard. Guests will enjoy the friendly rare breeds sheep and ponies (including miniature shetland ponies) and visitors are welcome to walk in the fields surrounding the farm (a red squirrel has been spotted in the grounds), as well as the many public footpaths nearby. This 500-acre farm is set in an AONB, with walks from the door plus superb fell walking nearby. Keswick stands on the shores of Derwent Water and is an excellent base to explore delightful Borrowdale. In the town itself are many interesting shops, inns and restaurants, as well as a leisure pool. Cockermouth also has a swimming pool. Just 6 miles away Bassenthwaite Lake offers a variety of watersports. Enjoy Derwent Water, Crummock Water and Buttermere, surrounded by Lakeland’s dramatic scenery. There is tennis, riding and golf, as well as good fishing locally and excellent bird watching from the farm, as well as the chance to spot the occasional red squirrel and deer, whilst it is a short drive to Osprey Watch at Dodd Wood, Bassenthwaite. Shop 4 miles. There is a good choice of pubs and restaurants locally (including vegetarian). The pretty village of Caldbeck is 4 miles, with a restaurant, tea rooms and shops. Uldale is 2 miles with a pub serving good food.

The Fells is an ideal cottage for a holiday in the Northern Lakes. As the owners’ much loved Lake District base, it is comfortable and well equipped, with personal touches making it a real home from home.  Elevated in a quiet corner above Keswick, there are extensive, unobstructed views towards the surrounding fells - yet the town centre, with all its amenities, is only a couple of minutes walk away. Walkers and pet owners will love the location, close to Fitz Park and the River Greta, with quick access on to the open hills. No wonder some guests have returned for over ten years! We are now offering leisure facilites at Keswick Pool and fitness suite which is only about seven minutes walk across the park from The Fells.
Guests to this cottage will receive free passes for Keswick Leisure Pool.
