1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

7. Depending on popularity and property availability, this offer may be extended or withdrawn.

Property Description

Boasting stunning views over rolling countryside, this charming holiday cottage is situated in the lovely Tweed Valley between the picturesque towns of Peebles and Biggar. Ideally located to explore the Scottish Borders, Dumfries and Galloway, and South Lanarkshire, with the cities of Edinburgh, 30 miles, and Glasgow, 50 miles. Also ideal for exploring such attractions as the conservation village of New Lanark, Falls of Clyde, 20 miles, Glentress Mountain Biking Centre or Traquair House, 15 miles. Shop, pub and restaurant 3 miles.

All on ground floor: Living room with French doors and laminate floor/kitchen. 3 bedrooms: 2 double, one (5ft), one (zip and link), 1 twin. Bathroom with shower over bath and toilet. External wet room/ drying room with shower cubicle and toilet.

Oil central heating, electricity, bed linen and towels included. Cot. High chair. Satellite TV. DVD. CD. Electric cooker. Microwave. Washing machine. Tumble dryer. Dishwasher. Fridge/freezer. Enclosed garden and furniture. Parking (3 cars). Natural water supply from spring. Two dogs welcome, to be kept on lead at all times (sheep country). No smoking. NB: Stream in adjacent field (20 yards).

  1. Good location for the borders as easily accessible from M74 - 20miles from J15. Not so good if access from A1. The drying room was very useful for wet days. As the bedrooms were located at the front of the property, early morning traffic noise may affect some visitors. Sept 2012.
  2. There was a welcome pack to greet us, with all the immediate essentials included. A great spot for getting to Edinburgh and New Lanark Centre. The cottage is absolutely spotless and spot on, with the wet room (a 2nd bathroom) a real asset. June 2012.
