1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

This delightful barn conversion retains its rustic charm standing in an elevated position with wonderful panoramic views overlooking the Wear Valley and the Pennine Fells beyond. Adjoining the owner’s cottage and another holiday property, in unspoilt countryside of the Durham Dales. A good central base, the Lakes, Dales, Borderland, Barnard Castle, Hexham, Newcastle and Durham, within 30 miles. Shop and pub ½ mile. Can be booked with ref 13874 to sleep 6+2.

Ground floor: Living/dining room. Kitchen. First floor: 2 bedrooms: 1 double (four poster) with en-suite shower room and toilet, 1 bunk. Shower room with toilet.

Solid fuel central heating (coal at cost). Oil central heating, electricity and bed linen included. Cot. High chair. DVD and small library. Electric cooker. Microwave. Washing machine. 24hr drying service. Garden and furniture. Ample parking. Natural water supply from spring. No smoking. Friday to Friday. NB: There is a stone banked area and drop in the garden.

  3. We found the cottage very well equipped and extremely homely and comfortable. It is worth staying there for the views alone and for the peace and quiet. The owner was extremely helpful but also unobtrusive so we felt very relaxed. The only comment I would make is that the chimney could do with being swept so people can really enjoy the open fire!   4. A wonderful rural setting with a fabulous view of Weardale. Excellent centre for Teesdale, Derwent, South Tyne and Allendale. Superb walking reasonable shops along the valley. Farm setting through gates with the birds and animals make this an experience. The access raod and driveway are incredibly steep! Oct 2011.
  5. This holiday cottage is in a great setting if you love the countryside. Its not too far from any big supermarkets and you only have to travel for a maximum of 1 hour to get a good day out. The cottage itself is very roomy and cosy and the owners are only too willing to help you out if you need anything. Sept 2011.
  6. Cosy cottage, ideal for exploring Weardale with walks from the door. Pub and shop close by at the bottom of a steep hill- suggest you don’t forget the milk when you go shopping! July 2011.
  7. Great scenic location on a smallholding. Cheap fresh eggs as required. There is no risk of grounding as a previous contributor mentioned, unless you are in a super low slung sports car. Loved the "Loo with a view" I could have sat there all day. April 2011.
  8. A lovely ’nesting’ accommodation which was cosy, warm and exactly what we wanted - away from the madding crowd,with picture perfect views from the windows and a real coal fire at night to ward away the autumnal/wintry weather. Nov 2010.
  9. The location was superb and exceeded our expectations; the advert didn’t do the location justice. The property was far larger than we expected and, being our first time of booking a cottage like this, it also exceeded our expectations in terms of facilities provided e.g. suite of DVD films, washing machine, games console etc. Seeing five resident peacocks that were happy to be hand fed was also a real surprise!   16. The master bedroom was huge with a comfortable bed and en suite shower room. The living room was large with comfy sofas. It was a shame it was too warm to light the fire! July 2009.

Comfortable sofas, that we have found to be a rarity in other properties - too often old cast offs are used that are uncomfortable and in some instances unusable due to the springs being all too obvious! Fantastic views from front of property but access drive very poor being very steep and narrow. The occupant of the adjoining holiday property told us he grounded his car at the entrance on his first day. Luckily our car has higher ground clearance. Unfortunately this part of the driveway does not belong to the property owners but a warning should be given in case people have low slung vehicles eg sports car. July 2009.
