1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

This 16th-century wing, with all of lawned gardens shown, has a living room with open fire. Dining room with inglenook fireplace (ornamental only). Well-fitted kitchen. Separate toilet. First floor: Double bedroom. Twin bedroom. Single bedroom. Bathroom with over-bath shower and toilet.

  1. Wonderful garden which the dogs enjoyed very much (as did we when sun shone!). Despite it being June, we needed to light the log fire which made up for the dreadful weather somewhat. A very lovely place to stay. June 2012.
  2. A lovely rural retreat which the whole family enjoyed. The cottage is perfect for relaxing with the family and the dogs loved the huge garden and visiting wildlife. Ideally placed to explore the Suffolk coast and the Norfok Broads (Waveney River Centre is a great place to hire day boats for a gentle cruise in the south Broads) and Walberswick is always a delight. We would return next weekend if we could! AM Hertfordshire. April 2012.
  3. What a fantastic place to stay if you want a quiet relaxing week. The table was set for tea when we arrived and the fire made up ready to light.The owner wrote a welcoming card and also telephoned in the evening to check that we had arrived safely and that everything was ok. Can’t wait to go back in the summer. Feb 2012.
  4. An ideal property for anyone with children, particularly a big group. We took both wings and had 6 children under 7! Relaxing comfortable & informal. Excellent huge garden for playing in. 10 mins to Southwold beach. We rented a beach hut there, which I strongly recommend (www.beach-huts.com). Aug 2011.
  5. As 4 adults with 3 small/medium dogs between us it was an ideal property. The gardens and situation are ideal for anyone who loves the countryside and dog walking ..... our children and grandchildren don’t need ’play space’ now but it would be an ideal playground. It may not be the most up to date property but people should understand that one which welcomes dogs and children, enabling them all to relax, needs to be comfortable and spacious not ’up to the minute’ with gadgets and decor. We all found it a relaxing place and so convenient for the many interesting towns and the beaches and galleries around the area. A lovely and very welcome break. The music which played as we arrived plus the welcome cake and table set for a cup of tea put a smile on all our faces. Thank you. June 2011.

  9. A wonderful place to send quality time with young family. Our son loved the garden and took the opportunity to utilise a gentle slope in the 1 acre garden for use of his sleigh following snow. Just be aware of very creaky floorboards and basic kitchen. However it must be said we do not go on holiday just to spend time in a shiny kitchen and we would not hesitate to recommend farmhouse again. Dec 2009.

  11. Love the open fire. The logs are stored in a disused fireplace, so they are always dry & no need to go outside in the cold & dark to get them! The place is not too grand, so you don’t need to worry about bringing your dog (within reason, of course.) The large garden is excellent for dogs & children. Nov 2009.
  12. We just loved the fact that it was an old farmhouse and in an extremely rural setting. It was therefore hugely relaxing, peaceful and just what we wanted. My family are very self-contained and good at keeping ourselves entertained however, I don’t think this would suit everyone - some may book it without realising its remoteness and perhaps this should be highlighted in the brochure. Lots of people don’t seem to be able to exist without Waitrose on the doorstep! Oct 2009.
