1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Sympathetically converted to a very good standard, situated in the grounds of the owner’s 16th-century thatched farmhouse, these character cottages are well equipped, comfortable and cosy; perfect for a romantic break at any time of year. Located in a tranquil setting with views over adjoining paddocks, gardens and open countryside, guests can enjoy a relaxing and peaceful holiday in this get away from it all location.
Al fresco dining is available in the picnic area or enjoy a coffee and a quiet read in the renovated ’cigar shack’, whilst for the more active there is a covered games area with pool table, table tennis and darts. Ideally situated in the rural heart of Suffolk to discover the many and varied local attractions. The Roman road leads east to the Heritage Coast, with the Blyth and Alde Estuaries, and the charming resorts of Southwold and Aldeburgh. To the west lies Bury St Edmunds, with its cathedral, abbey gardens and lively market. Further west is racing at Newmarket and Cambridge. Wander south and enjoy the picturesque ’Wool Towns’, Lavenham, Constable Country, the RSPB reserve at Minsmere, Colchester’s award winning zoo, boating at Thorpeness and the Saxon village at West Stow. Good cycling and walking. Food lovers will enjoy a visit to nearby Alder Carr Farm or the Chilli Farm. There are country houses, antique and craft centres, museums, golf and horse riding within easy reach. All properties meet VisitEngland’s Gold Award standard. Stable Cottage (4533), Granary Cottage (5053), Chaff Cottage (5054) and Harness Cottage (14742) can be booked together to accommodate up to 12 guests. Shop 3 miles, pub 2 miles.

Oil central heating included (£25per week, £15 per short break November-April). Electricity, bed linen and towels included. Microwave. Separate laundry room with washing machine and tumble dryer. Wi-fi. Garden and picnic table. Barbecue. Ample parking. Shared games room with pool table, table tennis and dartboard. Welcome pack. Friday to Friday.

  1. This suited me very well. I took my bikes with me and found the country lanes plentiful and easily avoided the main roads. The cottage was compact and met all my needs. The owner was very friendly and couldn’t be more helpful. She also wanted my comments on many aspects of the site as this is a fairly new venture for her. I loved seeing the Hares as I haven’t seen any since I was a little girl-many years ago! June 2012.
  2. A lovely dinky little cottage perfect for a couple. Lovely quiet location in a remote area but close to A14 for convenience. The cottage was beautifully decorated and the little things had been thought of. On arrival we had milk, bread, cheese and a Victoria sponge all from the local farm shop. A perfect break - we hope to return again in the future. March 2012.
  3. As Harness cottage was having work done we stayed in Stable cottage.This was one of the best places we`ve stayed. In a lovely rural setting yet handy for visiting most places of interest. Owner was very welcoming and left us some most welcome provisions. The standard of furnishings was high and it has the most comfortable kingsize bed you could wish for!! Hope to return soon.   4. The cottage is very small, but its lovely if, like us, there is only the two of you. The owner ( Jo ) is a lovely lady who is totally unintrusive, although she makes it clear that she is on hand should you need any help. I can thoroughly recommend this cottage. Aug 2011.

  6. We were given a very friendly welcome by the owner who lives in the beautiful thatched farmhouse, adjacent to the holiday cottages. She had also left us some VERY tasty local produce....most appreciated! There are a few animals there, but the area is very peaceful and relaxing. The cottage itself is quite small, but very well fitted with everything you might need, and has a very cosy feel. We would be happy to go there again. Aug 2011.
  7. The location of the property was very peaceful, in the heart of the countryside, but easy to get to. Sept 2010.
  8. Good location, in the country yet near to towns, need a car. A little to far to the coast if you had small children. It suited us, just the two of us and the dog. The cottege was well cared for and well equipped, great to have a wash room and games room , if needed. March 2010.
