1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Enjoy a relaxing holiday surrounded by countryside in these barn conversions which have been decorated and fitted to a very good standard. They are situated on the owners’ working arable farm, and guests are welcome to use the footpaths crossing the farmland. Take a few steps back in time to the year of 1193 AD when you view the abbey ruins, once bustling with French monks. During the dissolution of the monasteries, Henry VIII had many stones removed from the abbey to build his fortifications at Deal and Walmer. Follow in the monks’ footsteps, (today a 20 minute car journey), and take a trip to Canterbury. Dover is 5 minutes’ drive, ideal for day trips to France or to visit its castle and admire the famous white cliffs. The properties are perfectly situated for walking and bird watching, with several good sandy beaches close by. Monks & Flint barns are adjoining. The Stables & Nell’s Barn are detached. Shop and pub 1½ miles.

Ground floor: Living room with wooden floor/dining room/kitchen with tiled floor. 1 twin bedroom. Wet room with toilet. Open tread stairs to first floor: 1 twin bedroom with sloping ceiling and en-suite bathroom with toilet.

  1. Cottage was very attractive and in a quiet location which is just what we wanted. There was a duck pond beside the property and the lone duck would visit for its breakfast. It wasn’t particularly easy to find in the first instance, as some of the directions sent by Cottages4you for getting there, weren’t very clear for getting to the farm itself after we’d left the major routes. Once we arrived and got our bearings we were both very impressed with the accommodation, the welcome from the owners, and the location were ideal for the holiday we were looking for - particularly with a dog in tow - lovely walks and easy local shopping. It was a marvellous base to visit all the attractions in Kent and East Sussex. A lovely holiday, thank you. May 2012.
  3. Absolutely wonderful. Have had holidays in similar properties but this one surpassed all the others. Lovely welcome pack and owners very pleasant and available if needed. Set amongst lovely countryside. The owner on the pond alongside hatched 14 babies,what a treat to see. April 2012.
  4. Location could not be better, the peace of countryside, but only a few miles from Dover. Lots to do and see close by. Easy to take dog for walks from the doorstep, useful maps for walks in the cottage. Accommodation first class,one of the best we had visited during many years of using holiday cottages, very well equipped, even had TVs in both bedrooms. Extremely comfortable beds. Very friendly and helpful owners. Welcome tray with tea, biscuits and wine was a lovely surprise. Lots of useful info and leaflets in the property which was very helpful as we had not visited the area before. March 2012.

  6. Very well appointed accommodating - every little detail thought of. A lovely location within the Abbey Grounds. There was an excellent wet room, which is ideal for disabled visitors. Lots to see and do in the local area, also handy for day trips to France. The properties within this complex accept pets too, so no doubt will be very popular! Members of the wider family were very interested to hear about it and want to return with us as a bigger group, including children and dogs! Would make a great family holiday am about to book again, if possible. Nov 2011.

  18. The owners greeted you during the first evening and then left it up to you to contact them if you had any problems. This came across as very welcoming and thy are obviously very proud of how they have developed the holiday home accommodation. We were located to the north of Dover. When I told people where I was going for my holiday I found myself having to make light of the fact that we were going there - but on reflection I would highly recommend a visit to the area. There was lots to see and do and all within a short drive - we took 2 teenage boys and they were not bored! July 2010.
  19. The property was excellent in every way. It was comfortable and all your needs were thought of. We took our dog - which I am sure others before had - and there were no signs of any previous animals having been at the property. The location was very pleasant and there were other holiday properties on the site but you never saw or heard the people - due to the fact that the property faced a different direction and the landscaping was simple but effective. Lots of historical information about the property and area if you were inclined to find out more. July 2010.
  20. This property had excellent disabled facilities and the owners were willing to help with any additional needs and information. Lovely peaceful setting on an arable farm. The standard of the property throughout was excellent.
