1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Rural setting

This charming detached cottage is situated only 6 miles from the famous Norfolk coastline and makes an excellent holiday base. The cottage was a former workshop to the owner’s small holding, it has been marvellously converted to a superior holiday home, with an excellent kitchen/diner and galleried living room. The patio is a sun trap ideal for relaxing or dining al-fresco. Within the local area are the Royal Sandringham Estate, Holkham Hall, the wonderful sandy beaches, bird reserves, wind surfing, sailing, walking and many golf courses. Shop 3 miles, pub/restaurant 1 mile.

Ground floor: Dining room/kitchen with tiled floor. 2 bedrooms: 1 double (four poster) with additional folding bed and en-suite shower room with toilet, 1 twin. Bathroom with shower over bath and toilet. First floor: Galleried living room with French doors and wooden floor.

Oil central heating, gas and electricity included (£30per week November-May). Bed linen and towels included. Satellite TV. DVD and small library. Stereo/CD. Gas hob. Electric oven. Microwave. Washing machine. Internet connection.Telephone - incoming calls. Patio and furniture. Parking (2 cars).

  1. The property was very modern, and the PC/Internet allowed us to check local attractions. However, your directions do need updating. Firstly you told us to have a cheque ready for the heating. This only applies in winter. Secondly, you sent us up the A10 round King Lynn. This is a poor road, and if coming from the south, the A11 /A14/ A1065 route to Fakenham is much better and shorter too. Finally, your statement that "there appears to be no village South Creake" is wrong. This village (50 houses) is 2 miles past the sign, whereas Sunnyview farm is 1 mile, south of the village. The Orchard Inn there is good. The property is next to the road so is a bit noisy. R.Rolfe. Sept 2012.
  2. We did not know that there was a camping ground for caravans adjacent to the property but it did not detract from the quiet and lovely location and in no way was a problem if anything, the view across the camping ground was lovely with rabbits running around in the early morning. May 2012.

  4. We lave a large dog and found the garden all fenced in and a large field 2 mins walk away very good, an ideal place for dog walking. Fishing lake 5 mins drive away. July 2011.

  8. We liked the layout of the property and the garden. The beds were comfortable and the bathrooms were clean and well presented with plenty of spare towels. The small supply of bread, milk etc. was a nice touch. We will return in the future. June 2010.
  9. We visited the same property last year so knew what to expect. Its in a quiet location, spacious, excellent facilities inside, clean, plenty of room for dogs to roam securely and field to walk them in nearby, the owners very helpful and friendly but not intrusive despite living next door.   10. Layout was excellent and patio was totally enclosed for our dogs. it was private yet assistance was there if you needed it. Use of internet was added bonus. April 2010.

  16. The property is just a few miles from some of the best beaches in the UK. All of these beaches are "dog friendly". June 2009.
  17. Excellent accommodation, ideally placed for exploring the North Norfolk coast. The property has substantial front and rear gardens which are ideal for children and dogs. Spacious rooms, friendly owners who are next door but not at all invasive, but there if needed. We will no doubt visit again. May 2009.

  19. The brochure photograph does not do the property justice, it is much nicer in real life. We found this was an ideal property for our dogs as everything was secure and indestructable! The owners were also sympathetic to dog ownership. Our daughter was also pleased to be able to use the climbing frame and slide on the site which was an added bonus. March 2008.
