1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Once the library to the farmhouse, now providing detached single storey studio holiday accommodation on a working livestock farm with great views across the rolling countryside. Walks from the doorstep and access to 60 acres of woodlands plus trout fishing are available locally. Visit Batemans, the home of Rudyard Kipling, and Scotney Castle gardens, Great Dixter and Grombridge Place Park are all within a short drive. See the Pantiles and go shopping in Royal Tunbridge Wells or head towards the beach in the opposite direction at Eastbourne or Brighton. Rail connections to London from Stonegate for sight seeing opportunities in the capital city. Shops, pubs and restaurant 2 miles.

3 steps to entrance. All on ground floor: Living/dining room and area with double bed and additional Z-bed. Kitchen. Shower room with toilet.

Woodburner in living/dining room included. Electric central heating and electricity included (£20per week October-March). Bed linen and towels included. Travel cot. High chair. DVD and small library. CD. Electric cooker. Microwave. Washing machine. Garden with patio and furniture. Portable barbecue. Parking (2 cars). No smoking. Friday to Friday.

  5. Fantastic setting for the cottage, lovely country views from the garden, very peaceful, just what we wanted. Liked the open plan layout, the wine and log burner. We stayed here in September and the weather was reasonably good, only the odd light shower. Some great walks nearby across the fields, doing them was a real treat. Would definitely recommend the cottage, for the location, a car/hire is needed though. Plenty of places to visit nearby, so all within easy distances by car. Sept 2011.

We stayed in the depths of winter last year and during the hot early spring weather and both times we were very comfortable. Everything one needs is there for a comfortable stay.The owners are very friendly.The scenery surrounding the cottage is beautiful. April 2011.
