1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

This outstanding, detached, single-storey barn conversion is situated in the courtyard alongside the Grade II listed mill house, and is set in 3½ acres of grounds. Completed in 2007, from the outside The Heronry looks like a barn in keeping with the surrounding buildings. The interior is spacious and contemporary with porcelain tiled floors throughout and stunning floor-to-ceiling windows along the rear of the building, creating a light and bright huge space. Running alongside the rear of the property and viewed from the massive windows, is Carwinley Beck which is regularly visited by its heron. This funky property is very special and those wishing to relax in superb surroundings will not be disappointed and great care and attention to detail has been taken to provide a welcoming holiday experience. The area immediately in front of The Heronry is paved and provides a pleasant outdoor dining area. Guests are free to wander round the grounds and enjoy the large mill pond, enclosed scented garden, fish pond and stream with numerous decked and sitting areas for relaxing. It is also ideally positioned for touring and exploring the exciting surrounding areas which are full of history, beautiful scenery and have much to please the outdoor enthusiast. There is northern Cumbria, its lakes and fells and numerous market towns; southern Scotland including the world famous Gretna Green (8 miles); Hadrian’s Wall and Northumberland all within a short drive. City of Carlisle

  1. This house certainly has the wow factor and is in a lovely position. The owners are friendly and add some nice touches to make you feel welcome. Ideal for honeymooners or a romantic break. The owners have lovely dogs who are well trained not to enter the holiday home, but are happy to play if you are. We found this an excellent location to visit Hadrian’s Wall, Carlisle, the Lake District and the southern parts of Scotland (we even saw 2 weddings taking place at Gretna Green, only 10 minutes drive away). Also easy access to Newcastle and the amazing Northumberland countryside and coast. July 2012.

All of this mixed in with the most stunning of views waking up every morning with floor to ceiling windows in both the living room and the bedroom...not to mention the bathroom. I’d been so looking forward to this week away and it didn’t disappoint in any way. The family who own the property and live on the grounds could not have been more accommodating to us and made sure we felt as if we could treat the 3 and a half acres it all sits on as our own. I can’t praise them enough. The holiday home itself is beyond words to be quite honest. It has everything you will need for a comfortable stay with some great little touches. It’s decorated impeccably and has a luxurious feel whatever room you find yourself in. The cottage is set in the most stunning of surroundings, it most certainly will not be my last visit and have already told anyone willing to listen that they have to stay here to believe just how fantastic it is. Walking routes around the area are sublime and the local pub (well 3 miles down the road) serves fantastic, reasonable food in great portions. Carlisle is within easy reach as are the Northern lakes (Keswick was absolutely stunning). I would recommend a trip down to Haughton Garden centre if you can. The farm shop is fantastic and their meat just cannot be beaten, or a trip to Gretna if your feeling like making your trip an impromptu honeymoon! Nothing but praise for everything about this holiday. The only down side was coming home. May 2012.

  7. The Heronry is a beautiful retreat, the accommodation is stunning and the location is great if you like walking and doing nothing. The only slight inconvenience for us was the lack of internet access. Would definitely recommend it to my friends though. July 2011.
  8. One entire side of the property is glass looking down into a small river, floodlit at night and the tree-line bank on the other side, also belonging to the owners. I never drew any blinds, every wall is a magnet to keep looking for herons, dippers and otters. Shocking weather, so I was unlucky. Inside, it is the ultimate in designer luxury and the owners are extremely welcoming, without being intrusive. June 2011.

The owners are really lovely and looked after our every needs, welcomed us with champagne and home-made cup cakes, took us to various restaurants and brought us home so we could have a drink and were always ’on hand’ if we needed anything. The cottage itself was set in the most beautiful location with the most incredible full length windows from bedroom, bathroom and lounge looking onto a brook and trees with wonderful wildlife to spot! Hope yo go back again someday - drive home was long as we were so chilled out! April 2011.
