1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Standing in rolling countryside, adjacent to the owner’s farm, these ground floor (W8226) and first floor (W8227) apartments are well equipped and furnished, providing excellent holiday accommodation for a quiet break. The farm, with marvellous views of the Pennines all around, is situated in the beautiful Eden Valley which lies within the triangle of the Lake District National Park, the Yorkshire Dales and the North Pennines, making it an ideal base for touring. Eden is an outstanding area for walking, whether you enjoy a hike on the high open fells or a gentle riverside stroll. If you cycle, you’ll love the quiet country lanes full of wild flowers and birds. There are attractions for the whole family including canoeing or a steamer trip on Ullswater (20 miles). Enjoy a ride on a restored railway high in the North Pennines or catch the Settle to Carlisle railway line (5 miles), famous for its wonderful scenery and the 24 arched Ribblehead Viaduct, The unspoilt destination will inspire and refresh you at any time of the year and a lively calendar of events throughout the year includes festivals, farmers’ markets, country and craft fairs, and traditional agricultural shows. The holiday apartments are located just 5 miles from the traditional market town of Kirkby Stephen with its shops, pubs and restaurants, and the picturesque former county town of Appleby, which has a leisure centre and is 5 miles in the other direction. Shop and restaurant 5 miles, pub 3 miles.

  4. The upstairs cottage was everything we needed and felt spacious despite it’s diminutive size. It’s based on a farm but on the edges and it’s never an issue. As regular visitors to the lake district national park staying just outside in the Eden valley was great, close enough to get to our regular places but also close to the dales which were amazing. The nearest town is Kirkby Stephen about 2 miles away, it’s a great place to start walks with many specific walks on maps available from the newsagent, the river Eden runs right through it and it even has a full size co-op supermarket open till 10pm, we really didn’t need to go far all week (except to enjoy the amazing roads and scenery running down into the dales). It was a last minute choice for us but absolutely the right one, we’ll definitely be looking at this property again next year. June 2011.

  8. The barn conversion was well presented with all necessary amenities. The location was ideal for traveling within the Eden Valley and Lake District. Good cycling to be had. The owners were welcoming and allowed us our privacy. We woudl consider coming again!!!Feb 2008.

  11. Great base to explore the Dales, Pennines and Lakes. Very clean, comfortable and cosy accommodation with a friendly, welcoming host. Dogs are welcomed in most pubs, places of interest etc so great canine holiday. Would definitely recommend! Aug 2006.

  14. The Old Granary has been really nicely refurbished to accommodate two flats. Ours, upstairs was more than adequate. It had all the facilities we needed and was clean and spacious. Although it is on a farm, the animals are in the fields and there are no unpleasant smells. The owner goes about his daily chores without intruding on our holiday. It is in a very quiet location and you can relax and recharge your batteries, with fresh air and stunning sceneries all around. The owner had left a bottle of wine and a pint of milk in the fridge, which was a very welcoming gesture. We would definitely recommend this property to friends and relatives or stay there again in the future. Aug 2006.
