1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

This 18th century cottage with original oak beams is located to the edge of the village of Cammeringham, just 7 miles from the historic city of Lincoln with cathedral, shops, cafes, pubs and restaurants to enjoy and just 45 minutes drive from the delightful Lincolnshire coast with its wealth of sandy beaches. The cottage neighbours the owners home and is situated on their arable farm with open countryside views and reservoir. Golf course 5 miles. Nearby is Rand Farm Park and Sundown, great places to enjoy with the children. Shop and pub 2 miles.

Ground floor: Living room. Step to dining room/kitchen. Games room. 1 double bedroom. Shower room with toilet. First floor: 2 bedrooms: 1 double with en-suite shower room with toilet, 1 twin. Bathroom with shower attachment and toilet.

Gas central heating, electricity and bed linen included. Travel cot. High chair. Video. CD. Electric cooker. Microwave. Washing machine. Fridge/freezer. Enclosed courtyard and furniture. Parking (3 cars). No smoking. NB: Unfenced reservoir in grounds.

  4. This farm cottage is ideally situated for people with a car as it is a couple of miles to the nearest eatery. It is not luxurious but who would expect anything else from a country cottage? There are plenty of places of interest in Lincoln. The owners of the cottage adjoin the property and would be helpful if needed. March 2012.

  6. The cottage is well maintained, but has been converted in slightly quirky sort of way hence some doors in strange places and an over-sized hall-way. In sits in a beautiful setting overlooking farmland. There are two pubs in the village - one considerably better than the other- so best to check with the friendly owner. We loved the large kitchen/diner and spent many hours sitting and chatting together during our family get together. The lounge was so comfortable! This is a place to return to for a group of 6. Recommended. Oct 2011.

  8. We really loved this cottage as it was just like home from home. The kids loved the farm & the owners/children were lovely people & really helpful. When we arrived, there was a lovely lemon cake & pint of milk in the fridge to welcome us which was really appreciated. The cottage was really cosy & spacious & had a games room which my husband & kids spent quite a lot of time in. Overall I would recommend this property to anyone & we would love to go back to it again maybe sometime in the future. July 2011.
