1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

So much space surrounds The Granary - it stands in perfect rural seclusion, reached by its own tree-lined avenue, and is set on the edge of the owners’ sheep farm. It boasts a contemporary and calm interior design throughout, and the ground floor rooms are large and light-filled. Comfortably furnished and equipped, it makes a superb holiday venue for large families or groups. Large floor-to-ceiling windows (the length of the property) enable outstanding views to be enjoyed across meadowland. From the sofas or the huge dining table, guests can watch sheep grazing lazily in the fields, observe the wildlife on the busy farm pond, and spot the barn owls which hunt from ancient oaks. Guests can use the wall-size map of Norfolk to plan days out and about in the surrounding area.
There are walks and signed trails to enjoy around the farm (with unfenced ponds). The spectacular unspoilt Norfolk coastline and traditional market towns of Swaffham, Ely and Kings Lynn, are within easy reach. Year-round there are activities and attractions for all ages including Gooderstone Water Gardens, Stowe Farm, Grimes Graves, Welney Nature Reserve, High Lodge Forest Adventure Park and Norfolk Cycle Way. There is a good cycling network of quiet lanes from the doorstep, and plenty of space to kick a ball, play cricket or practise frisbee skills. Shops, pubs and Oxburgh Hall (NT), 1 mile.

  11. We thought the property was beautiful, and loved how peaceful it was, away from civilisation. There was so much provided for us, the kitchen facilities were incredible, and it was lovely to be able to fit 12 of us around one table for dinner. Owner was lovely when we met her; during a game of volleyball in the garden she greeted us with fresh pears from the tree and supplied a very tasty cake on arrival. Perfect host! Aug 2009.

Beautiful accommodation,well furnished to a high standard with those added little extras that make it special like kids duvet covers, stair gates at top of stairs and hand wash at every sink.The seperate bit at one end is great if two or more families are using it as gives that little bit of privacy or use separate living room for kids disco like we did. All in all top class. Sept 2008.

  14. The Granary was fabulous and the views from the lounge across the field were lovely. We went at lambing time and were able to help bottle feed some of them - the children loved it. The owners were very friendly and welcoming. We would definitely recommend and would go again. March 2008.
