1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

In a secluded valley backing on to Downham Hill, with 360 degree views from the summit over the Black Mountains and the Royal Forest of Dean, this detached streamside holiday barn conversion is located on a working farm. Stabling and grazing is available for horses as well as direct access to hacking. Walks from the doorstep and many Cotswold villages are within easy driving distance, as are Cheltenham, Cirencester, Bath and Bristol. Gliding, golf and horseriding also available. Shop and pub 1 mile, restaurant 2 miles.

Ground floor: Living/dining area with beams/kitchen with tiled floor. 1 double (5ft) bedroom with en-suite bathroom with shower attachment and toilet. First floor: Galleried twin bedroom with en-suite shower room and toilet.

Gas central heating (underfloor on ground floor), gas, electricity, bed linen and towels included. Freeview TV. DVD and small library. CD. Gas hob. Electric oven. Microwave. Washing machine. Sitting-out area and furniture. Shared 30-acre grounds. Parking (2 cars). Natural water supply from spring. No smoking. NB: Small unfenced stream in garden.

  7. Overall property was lovely - nestling between two hills - beautiful villiage of Uley a short walk away. Easy to visit Cirencester, Cheltenham + Bath. Beatufully restored barn - feeling very isolated but just round the corner from all facilities. Had a great week with our toddler - fine after we blocked off the stairs with one of the chairs. Would recommend and consider coming back ourselves. Main bedroom is huge so plenty of room for travel cot and has a bath. Oct 2011.

  9. The cottage is finished to a high standard with the provision of simple consumables such as washing up liquid, it made our stay so easy. Very dog friendly layout and location. Dog owners do need to be aware it is a working sheep farm and consequently extend the same level of courtesy to the farm owner for the livestock. Overall excellent and would highly recommend it.   12. Really excellent, possibly the best cottage we have ever stayed in. The layout was good with large lounge/kitchen/diner and underfloor heated tiles. It was very tastefully decorated and well equipped. It was very serviceable for us as dog owners. We liked the large double bed room on the ground floor with ensuite bathroom. As the dog was not allowed in the bedroom it was great to know she was next door. The shower & 2nd toilet upstairs was handy getting ready in the morning as we could both use the facilities at the same time. The location in the countryside was very scenic. Helpful owner. Near enough to the main road network but not too close to get annoying traffic noise. Highly recommend, we would certainly like to return. Nov 2010.
