1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Spectacular views

This cottage adjoins a 17th-century farmhouse on a traditional Lakeland working hill farm, once owned by Beatrix Potter, now owned by the National Trust. It enjoys a very quiet and secluded position, in a superb setting surrounded by rocky bracken-covered hills and high fells, in the heart of Lakeland. The views from all windows are across the magnificent Langdale Valley to the surrounding woods and mountains. Enjoy the tranquil splendour of this idyllic setting in a TV free cottage to enable you to relax in peace of a true away from it all holiday. Shop 4 miles, pub 2 miles by road or 11/2 mile walk.

Steep stairs to entrance. Ground floor: Living/dining room with double sofa bed. Kitchen. Shower room with toilet. First floor: 1 double bedroom.

Woodburner in living room (initial fuel inc). Two storage heaters (off peak) and elec by £1 meter. Radiator in bedroom (run from woodburner). Bed linen and towels inc. No TV. Elec cooker. M/wave. Garden area. Parking (2 cars).

  15. The cottage is surrounded by beautiful countryside, and is very peaceful; we even spotted a group of deer straying close to the farm. Inside, the property was extremely clean, and the owners of the property were very helpful, friendly and welcoming. June 2009.
  16. Well you never know what you’ve got till you get there . But from leaving the main road and driving down the half mile run to the cottage i can truthfully say on seeing the cottage and views it took my breath away .The cottage is well equipped, cosy and it was great to have the log burner if it got chilly. We had the most fantastic holiday staying at this cottage it was clean and everything you needed was there . With red deer, bussards, and all sorts of wild life as good as in your garden .You can walk from the farmyard straight into the lovely walks .The sort of place you can park your car till its time to return home .Telly who needs a telly .
