The Annexe is a modern, single-storey, semi-detached holiday property adjoining the owner’s house with its own small enclosed garden and views over open countryside. Located in the village of Newbourne, it is an ideal base to explore the Suffolk countryside and Heritage Coast. Felixstowe is 10 miles and the charming market town of Woodbridge with its range of shops, restaurants and sailing (space for small boat/dinghy at property) on the River Deben is 5 miles. The village of Newbourne boasts its own nature reserve, Newbourne Springs. Other attractions include the ancient burial ground at Sutton Hoo (NT), Framlingham, Aldeburgh and Snape Maltings. Shops 2 miles, pub and restaurant 0.5 miles.

All on ground floor: Living room with double sofa bed/dining room. Kitchen. 1 double bedroom (zip and link). Bathroom with bath, shower cubicle and toilet.

  5. The annex is much larger than the photos suggest. Has all the creature comforts of home including a BBQ and dish washer. We were very comfortable and really enjoyed the food at the Fox, a ten minute walk away. You will need to like dogs, the owners have three currently. Sam the Spaniel is a star. May 2012.

We had our large dog and the property was perfect as it backed on to a large garden that the owners were happy for us to walk him in.The cottage was cosy and comfortable and we were impressed by the little extras such as toiletries in the bathroom and bread/milk on arrival late at night.   8. The cottage is very homely and the living room is very bright and airy. The kitchen is extremely well equipped with the owners leaving a very good welcome pack. All visitors are also welcome to pick any produce that has been grown in the garden including apples, green beans, raspberries and tomatoes. Sept 2011.

If you want to go out for dinner The Fox Inn, in Newbourn is very welcoming and serves great food. Would definitely return. Aug 2011.

  13. We found The Annexe to be very comfortable and the owners were very friendly and helpful. There are some great dog friendly pubs in the area including the Fox which is in walking distance. Nearby Rendlesham forest is perfect for dog walking. Feb 2011.

  15. It was a really comfortable place to stay and had a real homely feel. It wasn’t so pristine that you felt you couldn’t relax. We didn’t feel we were constantly watching what our dog was doing. The owners were very kind and allowed us the use of their garden as well as the fenced off patio area. The Annexe would benefit from a digital set top box though! Oct 2010.

If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately..
