1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

This 18th-century detached farmhouse is high on the Mallerstang Fell side with views over the Eden Valley. The Settle to Carlisle railway runs through Mallerstang which is higher up the fell. The holiday cottage is at the end of a private road and winds through a farm up towards the fells. An ideal spot for nature lovers and walkers with access to Wild Boar and the fells. The garden attracts a wealth of wildlife. Fishing, horse riding and golf available nearby. Shop 5 miles, pub 3 miles.

This property is close to the 2014 Tour de France route, come and experience the spectacular scenery for yourself and follow in the trail of some true cycling legends.

Ground floor: Living room with beams. Dining room/kitchen. Sun room with patio doors. Separate toilet. First floor: 2 double bedrooms, one leading to a third double. Bathroom with shower attachment and toilet.

Open fire in living room (initial fuel included). NSH and convector heaters included May-August, £25 supplement September-April. Bed linen included. Travel cot. TV (for DVD only). DVD. CD. Electric cooker. Microwave. Fridge/freezer.Telephone-incoming calls only. Enclosed garden and furniture. Barbecue. Parking (1 car). Natural water supply from spring. One pet welcome (to be kept on lead - livestock). No smoking. Friday to Friday. NB: Stream in garden. Drops in grounds.

  1. We had a fantastic holiday in Sycamore Tree Farm, it is a very remote property so very peaceful & homely. A wonderful log fire & well stocked kitchen made for lots of relaxing evenings after a long days hiking in the beautiful surrounds. Water is from the spring though so having a bath in discoloured water took some doing! Sept 2011.
  2. A well equipped cottage. Central for most attractions. Although A car is probably essential, if you want to get around. Walking off site after dark could be hazardous, due to the narrow, unlit roads leading to the site. But we would certainly consider returning, if we holidayed in the Falmouth area again. Sept 2011.
  3. The whole ambience and rustic charm of the cottage was fantastic, may be difficult to get to in icy weather (you would need a 4x4). We are very easy going and found it an ideal cottage to chill out and is very close to the lakes and the dales. The highlight of the house is the larder (dairy) which was fantastic (wish I had one at home) and the garden, including the red squirrel. We are definitely considering staying at the house again. A better shower would be a great improvement as their is only a shower over the bath which doesn,t work very well. Good value and would not mind paying more if it was updated. In fact, I wish it was mine!! June 2011.

  7. Sycamore Tree Farm was idyllic. The farm itself was very homely. Rooms were pleasantly decorated and kitchen was well appointed. Garden was lovely and the property was totally removed from the hustle and bustle, with only sheep and cows for near neighbours. We had a fantastic time and plan to go back in the near future.
