1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Stunning views directly over the dunes towards the Isle of Man epitomise the charm of this detached single storey holiday home on the Duddon Estuary with walks straight from the garden along the sandy shoreline. The village of Askam has pubs, shops and a railway station, so is ideally located to explore the south western Lake District. Coniston Water and Lake Windermere are less than half an hours drive away, surrounded by their magnificent Fells and The Langdales for walking and climbing. Shops ½ mile, pub 500 yards.

2 steps to entrance. All on ground floor: Living room with patio doors. Dining room. Kitchen with tiled floor. Utility room. 3 bedrooms: 2 double, one with en-suite shower room and toilet, 1 single. Bathroom with shower over bath and toilet.

Gas central heating, gas, electricity, bed linen and towels included. Travel cot. DVDs. CD. Gas hob. Electric oven. Microwave. Washing machine in utility. Freezer. Enclosed garden with patio and furniture. Parking (2 cars). No smoking.

  3. The best location of any cottage we have stayed in. The views take your breath away and, despite our efforts, defy all attempts to be adequately photographed. We intend to return to see the real thing as soon as we can! Aug 2011.
  4. The Furness Peninsula offers far more than meets the eye and this holiday house provides excellent base. The view IS stunning, and even if the weather blows that occasional gale, you can sit and watch the estuary from behind the big patio windows (house was toasty warm when required)! Walks in either direction take you to even more views, or (south) to a nature reserve with sand dunes. The train can take you to two brew pubs (one in Foxfield, which opens for lunch and and again at 5 pm and one in the The Green - opens at 6 pm), or to Millom which has a lovely sandy beach at Haverigg (Harbour Hotel pub has food until 2pm), a walk up Black Combe or a visit to the local museum. Re property: The picture of the lounge does not give the whole story - 2 comfy sofas (2-seater, and 3-seater), large arm chair and a hassock made it possible for the entire party to sit comfortably and enjoy the fire (not a real log-fire, but it can be a relief at times not to have to light a real fire) and TV/DVD player and sea views. Many places don’t have enough seating in the lounge area and this one came up trumps in this department. No pub food in Askham, but a fantastic Chinese take away and a new Italian restaurant and wine bar La Bella (opened mid Aug 2011, not sure how it will fare). The Co-op grocery and Mabel’s bakery provided local shopping. Aug 2011.

  7. Wonderful holiday for family with children, lovely location in easy walking distance of railway station. No restaurent/pub food in village but are some good places to eat within easy reach with a car. June 2011.
  8. Sunset view is a very apt name for this comfortable and spacious home from home. It was an excellent base to explore the South Lakes area. The house was very well equipped, clean and comfortable. We would definitely consider booking Sunset View again for a future visit to the Lake District. April 2011.
