1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Steeped in history these former barn buildings have been lovingly restored using all of the original materials. Presented to a very high standard and offering spacious accommodation, each holiday cottage has its own enclosed garden and decked patio area for sole use, to while away the hours overlooking stunning paddocks where deer and foxes play. Guests have free use of the owners’ private indoor heated swimming-pool, a communal games room and a children’s play area. The complex is surrounded by open countryside and a newly planted broad leaf woodland area, and is only four miles from the pretty village of Brandesburton. Struncheon Hill Farm is a haven for those who enjoy having fun around water with a river, lake and pond nearby. Fishing, canal cruises and a Jet Ski and Diving School are less than half a mile from the door. Visitors will find locally an 18-hole golf course, horse riding, clay pigeon shooting, a parachute and gliding centre, and an RSPB bird sanctuary.
Just a short drive leads to the traditional seaside resorts of Bridlington, Scarborough and Filey with miles of Blue Flag sandy beaches, colourful promenades, inns and tea rooms in abundance, offering the perfect family day out. Walking and cycling tracks surround the cottages and there is easy access to the Yorkshire Wolds - one of Yorkshire’s best-kept secrets. Robin Hoods Bay is well worth a visit, where children will love the chance to search for fossils amongst the rock pools. For stunning views, Flamborough Head is a must and visitors will delight in the puffin colonies that cling to the cliff side. For an alternative day trip, York will not disappoint and meandering along the cobbled streets of ‘The Shambles’, packed with curio and antique shops, as well as many museums including The National Railway Museum and Jorvik Viking Centre will keep both adults and children alike amused for hours.
Explore British heritage when visiting stately homes and halls such as Burton Agnes Hall with its large collection of Monet and Renoir paintings, or Sledmere Hall with its beautiful gardens only a
30-minute drive away. The attractive market town of Beverley 12 miles away, where visitors can enjoy ancient cobbled streets, quaint shops and friendly local people, completes the area of peace and tranquility surrounding Struncheon Hill Farm. Shops, pub and restaurant 4 miles.

  1. We had a wonderful family holiday. Ciottage suitable for all ages. Very comfy. Additonal extras like the pool, games room asdn hot tub made the holiday special for all of us. Who needs Springwatch when you have a Goldfinch nesting right outside your living roon window. Children loved the ponies, playpark and the rabbits as well as the pool and the games roomk. We really appreciated the undercover barbecue as theat was the evening it rained! April 2012.

  5. Property lovely. No locks on any of the bathrooms/toilets which was inconvenient. Big fly problem as in countryside - door needed a fly screen. Upstairs bed appeared to be 4ft 6in and not 5ft. Only proper shower downstairs, needed another proper shower over bath with a shower screen, as long wait for 7 adults to shower! Apart from that, a lovely location and facilities. Owners were very helpful and kind. Would definitely recommend. July 2011.
  6. The owners were there on arrival and immediately made us feel welcome. The accommodation was warm and inviting and the pool was amazing. We had 2 small dogs - that could escape through the gate - the owner sorted this problem immediately by boarding the bottom of the gate - excellent customer service. Returning again in July!
