1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Excellent views and walks

These single-storey, semi-detached stable conversions, with fenced front gardens, nestle in countryside only 0.25 miles from the road and are part of Chitcombe Farm which affords glorious views across the Tillingham Valley. Chitcombe is an organic farm with horses and sheep. The sheep are grazed on a rotational basis and at times in the summer, the fields are rested for grass management. During your holiday, guests are welcome to walk the farm along with the plethora of footpaths. Children and pets are made to feel very welcome. Should you tire of the countryside, the bustling historic Cinque Port town of Rye is close by with its curiosity tea shops and galleries. Miles of golden sands await you at Camber - take a ride on the vintage Kent and East Sussex steam railway. Shops, pub and restaurant 1.25 miles.

All on ground floor: Living/dining room/kitchen. 2 bedrooms: 1 double, 1 twin (2ft 6in for children), both with beams and en-suite shower room and toilet.

Both properties: Oil central heating and electricity included (£20per week October-April). Bed linen and towels included. Travel cot. High chair. Electric cooker. Microwave. Shared laundry facilities. Enclosed lawned garden with patio and furniture. Grounds. Parking (2 cars).

  1. We found all that we needed at this cottage, weather was also kind to us bearing in mind the weather we have had this year and the out of the way location. Farm has just been taken over by new owners, so not a working farm at present, but we found the location very relaxing and plenty to do in the area, very dog friendly which is what we wanted. Would visit again. June 2012.

  4. Lovely situation, very well equipped. Welcoming but unobtrusive owners. Various useful items tea, coffee, milk, wash up liquid cleaning things left to get you started and a vase of flowers on the table. All much appreciated. I took an emergency kit after our experience in Norfolk last year, but did not need any of it. Very enjoyable with lovely woods to walk in nearby. We would definitely go again if we wanted to be in this area. April 2011.

  12. The cottage was in such a delightful area. We visited during a wonderful display of bluebells and the access to the farmland and surrounding areas were great. The owner greeted us on arrival but was not intrusive during our stay. Very relaxed family atmosphere and all comments in the visitor book were complementary. May 2010.
  13. Upon our arrival we were made to feel welcome, the fresh flowers and milk in the fridge was a lovely gesture, the property was fully equipped with sufficient bedding, towels, soaps etc.The interior was clean airy and very cosy, with a lovely feel about the place. May 2010.
  14. Everything was great good point to travel from. Info. as to train and how to best get around from the owner was great help. Nice to wake up to the sounds of horses going by the house in the morning. One problem was road sign next to road, pointing to where the house was was to small and difficult to see in the dark. A little bigger and more noticeable from both directions, would be helpful. Feb 2010.

  16. The property was fairly compact but perfectly adequate for a short stay. There were 2 bedrooms each with on suite which was good. I was able to park just outside the cottage which was good as my wife is disabled. Oct 2009.

  19. Stable Cottage was perfect it was spotlessly clean and had everything we needed to really enjoy our stay. It is an ideal place for walking with our dogs, and really enjoyed the walks about the farmers land 100 acres. wonderfully peaceful place and will be going back soon! Only one small thing i think is needed, but this is not a complaint. a larger sofa because it had only a 2 seater and 1 chair so if you are a family of 4 , 1 person has nowhere to sit! Oct 2009.
  20. The farm had lovely views of the surrounding countryside. It was peaceful and the owners made us feel very welcome and left milk in the fridge and flowers on the table which was a nice gesture. Sept 2009.
