Property Description

Nestling in the pretty landscape that fringes Exmoor, Grooms Lodge and Stable Cottage have been converted from the original stables of an impressive 16th-century thatched long house. Both these thatched cottages have been presented to a very high standard. They offer those wanting a quiet, pampered weekend a peaceful haven from the hustle and bustle of modern life. The cottages do have an adjoining door on the first floor should a small party want to visit the cottages, and each offer a secluded sitting-out area and looks out across a well-maintained shared garden. There are a further 20 acres of land to enjoy. The owner is a renowned breeder of American miniature horses. Located on the outskirts of the charming village of Roadwater where there is a shop and pub within walking distance, and the property is situated on the Coleridge Way. There is superb scenery and walking on the South West Coastal Path or inland on Exmoor and many other places to visit to make a memorable holiday. The Victorian villages of Lynmouth and Lynton, famous for the Watersmeet Gorge (NT), valley of the rocks and the funicular cliff railway. Looking towards Minehead, there is the promenade to enjoy a walk and an ice cream as well as having a good array of shops and other amenities. There are beaches at Dunster and Blue Anchor for all to enjoy. Shops 500 yards, pub 300 yards.

  1. The owners were very friendly, they recommended pubs and restaurants to visit. Ken stopped to give me a lift when he spotted me out walking back from the village. Oct 2012.
  2. The narrow lanes leading to the property should have been expected and took a couple of days to get used to. After that, no problems, so long as you assume there’s an idiot speeding towards you round the next bend (as there sometimes was). Overall cleanliness got a mark one down from the max just because of the spiders webs. They wouldn’t have taken much shifting. Otherwise fine. It was generous of the hosts to allow us to park our car under cover and provide security in the form of Rosie the Rottie. In this day and age, it was surprising to see so few energy-saving electric light bulbs and a toilet cistern that was the old fashioned, high water volume type. Conditioning to save energy in home life could make for uncomfortable occupation of this property. Sept 2012.
  3. We have been to many cottages but we have to say this was by far the best we had ever stayed in. The owners Ken & Ann made us feel so welcome and relaxed, we felt like we had known them all our lives! We can’t wait to come and visit again! June 2012.

  10. Stable Cottage is one of two (other Grooms Lodge - larger 1 bedroomed) cottages converted to a very high standard. Everything you need is there. Within walking distance of the local village pub for good atmosphere and food. Very hospitalable owners in the attached thatched cottage. Set within the beautiful Exmoor National Park and close to Dunster, Minehead,Porlock Weir and more. Washford Village could do with an extra sign to Roadwater as we took the wrong direction a couple of times!! Would visit again. Oct 2011.
  11. Great location, very quiet, lovely surrounding. For Europeans who are used to sleep in own beds with own blankets, it’s always a challenge to sleep will in those British small doublebeds sharing one blanket. But anyway an excellent cottage. Living room very comfortable and relaxing. Aug 2011.
