1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Close to Kendal, Simgill Farm, set in 40 acres and specialising in breeding alpacas, is a great holiday base and ideally situated to explore the Lake District and Yorkshire Dales or just enjoy unwinding and relaxing. The barn conversions at Simgill Farm (refs: 27370 & 26898) have been finished with quality and comfort in mind, having spacious accommodation with large private gardens, a garage and parking. These properties are ideally located for families and friends of all ages to meet up from all parts of the country. Whether it’s for a holiday reunion, family get-together or a special occasion, Simgill Farm is the perfect base. There are plenty of walking and cycling routes right on the doorstep. Local attractions are within easy reach and the owners are happy to introduce guests of all ages to their herd of alpacas. Shops, pubs and restaurants 5 miles.

Ground floor: Living room with French doors. Dining room/kitchen with beams and tiled floor. Utility room. 1 double bedroom with two additional singles. Shower room with toilet. First floor: 4 bedrooms: 3 double (5ft), one with en-suite shower room and toilet, 1 twin. Bathroom with bath, shower cubicle and toilet.

Travel cot and high chair on request. Freesat TV. 1-acre paddock play area. Friday to Friday. NB: 8 steps in garden, stream 25 yards.

Both properties: Multi-fuel burner in living room (initial fuel included). Oil central heating included (£30per week, £15 per short break, November-March). Electricity, bed linen and towels included. DVD. CD. Electric cooker. Microwave. Washing machine. Tumble dryer. Dishwasher. Fridge/freezer. Enclosed lawned garden with patio, sitting-out area and furniture. Barbecue. Garage (1 car). Ample parking. Cycle store. Natural water supply from spring. Welcome pack. No smoking.

  2. What a fantastic place. The cottage was decorated and fitted out to a very high standard, spacious but cosy we really enjoyed the week at Barn Court Cottage. The owners are lovely and very helpful. It was a delight to see the Lamas and whist we were there 2 of them had babies - so cute! We were on a motorcycle holiday (4 bikes) and it was a bonus to have a double garage to put them in. We arranged an ASDA supermarket delivery to arrive once we had got there - we worth it especially when travelling on a bike. The property is a credit to the owners and if you like rural but up market this is a must. June 2012.

  4. Beautiful cottage, extremely comfortable and lovely location. Very high standard of fixtures and fittings and the owners have obviously put a lot of time and thought into renovating the cottage. Lots of lovely little touches like games to borrow, and detailed information folder including lots of information on the cottage and local area. Dec 2011.
  5. Fantastic cottage, done to the highest standard. Comfortable and very well equipped, located on a lovely farm in beautiful countryside. With easy access to Lake District and Yorkshire. Owners of the farm looked after us well, and were very friendly, loved the tour of the farm. Best holiday accommodation we have stayed in, didnt want to leave and have already booked to go back in feb. Oct 2011.
  6. Really pleased, the owners were lovely - we ordered a supermarket delivery of groceries (a really good idea by the way) which was delivered to the door. Unfortunately the first of our party was delayed, however the owner hand kindly taken the delivery and put the shopping away in the fridge and cupboards, as well as leaving a welcome basket of jams and bread, cereals and milk.
