1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

This pretty thatched cottage overlooks the quay on the River Yare, and lies at the heart of the charming Broadland village of Reedham. The end one of a row, it is within walking distance of the railway station, shops and two village inns – both serving good food. Fishing from the quay, and daily boat hire (in season) available to explore the famous waterways. Within easy driving distance of historic Norwich city, with its excellent shopping, theatre, castle and museum, as well as the coastal resort of Great Yarmouth with fun fair, Sea Life Centre and swimming-pool. Pettits Animal Adventure Park within village. Shop 200 yards, pub 50 yards.

  2. This is the second holiday we have had in this cottage, since our first visit it has had a much needed bathroom refit and some further decorating. It is a very pretty and spacious cottage, it has everything you need and is very comfortable. It is in a lovely village with a beautiful outlook over the river. July 2012.
  3. Fantastic holiday cottage. All mod cons. Dishwasher, tumble drier and washing machine real bonuses. Remember to take the power and tablets for them though. Ann, who looks after the cottage on behalf of the owner is lovely and very helpful. Glad to have been of assistance to her by installing the wi-fi. Yes they have that too. The mobile phone signal in Reedham is poor so there is a telephone at the property for emergencies. Can’t wait to go back again! June 2012.
  4. We found the cottage warm and comfortable (November), using the central heating and the wood burner - we brought fuel with us. The kitchen was a particular surprise in that it was so well fitted and equipped (but more mugs please). The beds were comfortable, the garden charming, the location lovely. The occasional rumble from the railway was just an extra feature. Nov 2011.

Rose cottage was a perfect place for our holiday with our 18 month old and the grandparents, It was home from home and well equipped with everything you need including games and toys for children and adults. Lovely and quiet location and a fantastic tearoom called cupcakes. The ferryman’s inn pub near the ferry had great food. Excellent price and holiday. Thank you. June 2011.

  10. Lovely to have a sitting room with an open fire end and a TV end. Great to be able to take our dog at no extra charge and without rules of where he could and could not go. Lovely enclosed garden - would have been great if weather had been good. Feb 2011.

  14. It was a good size for the number of people it slept, which isn’t always the case. The decor was tasteful, and homely, and the bits and pieces provided were very thoughtful (glue, string, etc). Dec 2009.

I realise, having once been a housekeeper, that during the summer holidays, quartley spring cleans can be missed, but there were an awful lot of cobwebs around the property and dusting is very important to first impressions - otherwise loved the holiday at the cottage and would definitely go there again.   17. Our family consisted of my husband and myself, my 86 year old mother and two teenagers. The bedroom and bathroom/toilet (down stairs) were ideal for my mother. The two bedrooms upstairs gave the rest of us ideal space. Especially with a TV in the twin bedded room. Aug 2009.

  20. The cottage was very comfortable cosy & well appointed. The enclosed garden was ideal for our dog & he was able to wander in & out at will & soon made himself at home. Well situated for riverside walks & car trips to the Broads & North Norfolk coast plus a short train ride into Norwich so no traffic or parking. Meals out were a bit limited within walking distance but what there was proved to be o/k. Reedham was peaceful & relaxing & the turn around of boats mooring added to the character. Sept 2008.
