1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Situated on a working farm these spacious barn conversions and Hellington Hall are surrounded by lovely countryside and ideally placed to explore the delights of southern Norfolk and Suffolk broads. Converted to a very good standard and have the use of the indoor heated swimming pool with spa end and tidal flow (shared between the properties). There is a secure play area with equipment for children, and they are welcome to visit the animals and ponies. Boat hire available locally at Loddon, 3 miles. The Ted Ellis nature reserve, Redwing’s Horse Sanctuary and Hales Hall Gardens locally. Strumpshaw Hall Steam Museum is worth a visit, or take a day trip on the Reedham Ferry and enjoy a meal at the waterfront restaurant. There is a play barn especially for children under 7 years within 4 miles - great fun on wet days. The cathedral city of Norwich is 5 miles. Cleaning service, home cooked meals and parties catered for by arrangement. Lunch or cream tea with the farmer followed by a farm walk and guided tour available at cost, prior booking essential. Shop and pub 1 mile.

Bathroom with bath, shower cubicle, toilet and bidet. Steep stairs to second floor: 2 twin bedrooms, both with low sloping ceiling. Play room/TV room. All bedrooms with beams and wooden floors.

Open fire in living room and woodburner in dining room (initial fuel included). Oil Aga included. Large private garden with sitting-out area. Parking (6 cars). Table tennis.

All properties: Oil central heating and electricity by meter reading. Bed linen and towels included. Cot. High chair. DVD. CD. Electric cooker. Microwave. Washing machine. Dishwasher. Fridge/freezer.   1. For a short break for five sisters and husbands, this property was perfect. Great for big family get togethers, plenty of space, bedrooms galore, and even three big dogs had room to play! Aug 2012.
  2. Local pubs do great food, and are very welcoming. House is very old and quirky. We were lucky to have excellent weather in March and so were able to sit outside and admire the gardens and watch the horses in the field. Lots of off road paths which were well marked. March 2012.
