1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Riverside Lodge is a charming, characterful property enjoying a unique position on the banks of the River Rothay, just 500 yards from the centre of Ambleside and a similar distance to the head of Lake Windermere. The sights and sounds of the river flowing through the large garden provide a relaxing and calming vista. The river is home to a range of wildlife including ducks, hungry heron and groups of kayakers and canoeists. If you are lucky you might spot an otter and kingfisher. This spacious accommodation, recently refurbished, provides plenty of room for the larger family or two or three couples holidaying together. The fabulous snug and games room on the lower ground floor provide a perfect space to chill out. On the ground floor a large lounge equipped with huge Chesterfield sofas is a great place to relax warmed by another wood burning stove. On the first floor, three good size bedrooms, each equipped with bespoke locally made oak units, luxury bed linen and quality handmade Burgess beds provide that special touch. Two bedrooms are equipped with zip & link beds (combining to provide a superking bed) whilst the remaining bedroom benefits from an oversized oak framed kingsize bed and luxury en-suite. WiFi access is available throughout the property. Ambleside is the perfect base offering a range of activities including tennis, mini golf, bowling (April – Oct), and a climbing wall, not to mention a wonderful selection of pubs and restaurants. There are plenty of walks available from the doorstep – including across the adjacent Loughrigg Fell that provides wonderful views across Windermere, Grasmere and Rydal Water. It’s no surprise that there is a stone inscription in the basement that identifies that Bonny Prince Charlie stayed at the property in 1745.

The property is within a few metres of the River Rothay (which flows through the garden) where fishing is available:

Type of fishing:
limited fly fishing. Locals tend to use worm or spinner.

Type of fish: The river holds brown trout. Very occasional late season salmon and sea trout turn up. Chub and roach are possible but unlikely.

Licence: An Environmental Agency rod licence is required. These are available online a href="http://www.postoffice.co.uk/rod-fishing-licence#prices" pathattribute="1" here/a. The stretch of water is outside of WADAA control hence no additional licence is required.

Months: 15th March – 30th September. Closed season is 1st October to 14th March.

All gas, electric, bed linen and towels provided. Fuel for fires available locally. Free Wi-Fi. Covered porch large enough to accommodate 6 bikes at the property. The porch is not used for access. Parking for 3 cars. Riverside garden with seating. Shared garden area. NB: The access to the property is from the main parking area and via a private footbridge. You can pull up on the private driveway if you wish to unload directly outside the property. Sorry, no toddlers due to proximity of the river. Visit Britain Gold awarded property.
