1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

This cosy detached holiday cottage sits right on the River Eden beside an old pack horse bridge, with wonderful views across farmland and the Howgill Fells. You can fish and feed the ducks from the window! It is a short walk from the bustling, traditional, small market town of Kirkby Stephen which stands on the famous coast to coast walk and is close to the scenic Settle to Carlisle rail line (2 miles). Centrally located, it makes an ideal base for touring the Eden Valley, Lake District, Pennines, Teesdale and the Yorkshire Dales. Shops 125 yards, pubs and restaurants 150 yards.

This property is close to the 2014 Tour de France route for the Yorkshire Grand Départ, come and see the spectacular countryside that’s in store for the riders on 5th and 6th July 2014.

Ground floor: Living/dining room/kitchen. Shower room with toilet. First floor: Living room with double (5ft) bed and beams.

Electric central heating, electricity, bed linen and towels included. Video. Stereo/CD. Electric cooker. Microwave. Parking (1 car). No smoking. Friday to Friday.

There was also the added bonus of 3 Macaw parrot’s flying around the area (they belong to someone on the outskirt’s of the town they just let them have their free flight - wonerful to see.) Perfect location in a wonderful town with lots of walks right on the doorstep and plenty to do in the surrounding areas (30-45 minutes drive away). Local amenities fantastic and local residents very friendly and helpful. A perfect escape from a busy, urban life and an ideal getaway for a couple - a real home from home. Great bonus that the property allows Dogs as well - a spacious area for your pooch to run free, in a very safe, dog friendly and traffic free area. March 2012.

Over the adjacent bridge and you’re in the countryside; two minutes walk via narrow, pedestrian-only lanes that ooze history, you’re in a busy High Street (look carefully and you might see a "wild" parrot flying overhead). Yorkshire Dales, Lake District and Hadrian’s Wall all an hour or so away. Kitchen/Diner is "cosy" to put it mildly, but we had a great time, so did our dogs. Sept 2011.

  18. I knew from the description it was a small property but it was cosy and sufficient. The weather was exceptionally cold and snowy but the heaters had been left on before we arrived which was a blessing. Clean and tidy. Jan 2010.
