3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

In a magnificent rural setting, with fabulous views of the Skiddaw mountain range, magnificent sunsets over the Solway Firth, and the hills of Galloway across the border, these comfortable holiday properties were winners of the Keswick Tourism Association Country Establishments in 2000, 2003, 2005, 2006, 2007 and the Cumbria in Bloom Tourist Board Rose Bowl for Self Catering Establishment winners in 2004, 2005 and 2006. Rose Cottage (ref LPD) is attached to the owner’s farmhouse home, Rosemary Cottage (ref LTG) adjoins another property, Rambling Rose Cottage (ref LWG) and Rosedale Cottage (ref LYL) are adjacent and have both been converted to a high standard, and Primrose Cottage (ref LPG) has been converted from a former byre and stands in a courtyard which is bedecked with flower tubs, window boxes and hanging baskets. The cottages are beautifully furnished and equipped to VisitBritain ‘5 Star’ standard, except Rosemary Cottage which is equipped to a VisitBritain ‘4 Star’ standard. Guests will enjoy the friendly rare breeds sheep and ponies (including miniature shetland ponies) and visitors are welcome to walk in the fields surrounding the farm (a red squirrel has been spotted in the grounds), as well as the many public footpaths nearby. This 500-acre farm is set in an AONB, with walks from the door plus superb fell walking nearby. Keswick stands on the shores of Derwent Water and is an excellent base to explore delightful Borrowdale. In the town itself are many interesting shops, inns and restaurants, as well as a leisure pool. Cockermouth also has a swimming pool. Just 6 miles away Bassenthwaite Lake offers a variety of watersports. Enjoy Derwent Water, Crummock Water and Buttermere, surrounded by Lakeland’s dramatic scenery. There is tennis, riding and golf, as well as good fishing locally and excellent bird watching from the farm, as well as the chance to spot the occasional red squirrel and deer, whilst it is a short drive to Osprey Watch at Dodd Wood, Bassenthwaite. Shop 4 miles. There is a good choice of pubs and restaurants locally (including vegetarian), the nearest pub in Ireby is a 1½-mile drive away. Uldale is 2 miles, also with a pub serving good food.

  9. The owners lived in a house adjoining the cottage. They were incredibly helpful and welcoming - wood burning stove going on arrival (at 9.00 at night!) plus warm home made scones and a bottle of wine. When we asked for anything (ice tray for freezer) it was with us within minutes and they were interested but not intrusive throughout the week as to what we had been doing that day etc. Exceptionally nice people. April 2010.

  17. On arrival (a wet, cold, dull mid December evening), the owners had a lit a fire for us and laid the breakfast table even including a plate of fresh scones. The views are breathtaking and the children (2 1/2 and nearly 5) loved the teddy bears everywhere in Primrose Cottage and the outdoors animals. The owners are lovely and brought us apple to feed the pot-bellied pigs. Dec 2006.
