1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

The charm of the outside is again reflected in the well-appointed and beautifully presented interior. From the themed en-suite bedrooms to the enclosed private gardens complete with cedar wood hot tub, no corners have been cut to ensure guests have the best of everything during their stay. As well as good looks, the cottage’s convenient location means Minehead town centre is within walking distance whilst the dramatic coast and moorland countryside is all a short drive away. There is a station within walking distance so guests can enjoy the steam trains of the West Somerset railway. There is superb scenery and walking on the South West Coastal Path or inland on the moors, and many places to visit to make a memorable holiday. The Victorian villages of Lynmouth and Lynton, famous for the Watermeet Gorge (NT), Valley of the Rocks and the funicular cliff railway. Looking towards Minehead there is the promenade to enjoy a walk and an ice cream, as well as having a good array of shops and other amenities. A visit to the enchanting, medieval Dunster Castle (NT), with its beautiful terraced gardens, deer park and mill will make for an interesting day out. Porlock and Porlock Weir hold plenty of charm and interest to those who visit the area. Shop and pub 500 yards.

  2. We were very impressed with the property, the photos do not do it justice (especially the garden)! I would describe the property as an elegant, quirky, boutique property, it was fantastically furnished and decorated, yet was very practical and comfortable. Although we visited nearly all of the tea shops in the area the home-made Victoria sponge which was waiting for us on arrival was by far the best cake that we ate all week! It was a lovely surprise, thank you. In terms of tips, it may be helpful to add to the description that there is a BBQ available to use as we had already purchased a disposable BBQ in advance. It would also be helpful to have some larger glasses in the kitchen for soft drinks / pints of beer. Thank you for a wonderful visit. June 2012.
  3. The cottage was superb with lots of attention to detail. Everything you could possible want was provided. The hot tub was a relaxing treat within a beautiful secluded cottage garden. The home made cake on arrival was excellent and very much enjoyed by all! June 2012.
  4. Beautifully decorated. Lovely secluded garden and hot tub. Great location for walking in the Exmoor area. If you have very tall people the low ceilings and beams may be an issue. (I hadn’t thought of this before - we had two people over 6 foot). Nevertheless they still enjoyed the cottage. April 2012.
  5. From the moment we stepped in we felt totally at home. Everything we could possibly think of was there already. The garden was wonderful, all the more for being dog friendly and the hot tub was a pleasure! March 2012.
