Property Description

"A perfect rural retreat - rustic, comfortable homes surrounded by woodland and nature reserves..."

Tucked away on the edge of the historic Georgian market town of Holt, situated just a few miles inland from the North Norfolk Coast with its wealth of sandy beaches, RSPB nature and bird reserves, these converted holiday barns (refs CWT and CXC) make perfect retreats for discerning larger family groups, and offer spacious and comfortable accommodation boasting beamed interiors, wood-burning stove, limestone floors, en-suite bathroom facilities to most bedrooms and well-equipped farmhouse kitchens with granite work surfaces.
Situated within landscaped grounds with an unfenced natural wildlife pond, they are within walking distance of Holt market place, with its many very attractive buildings and the back streets leading to courtyards with their cafés and plenty of shops to enjoy. The town is served by a unique horse drawn coach service known as ‘The Holt Flyer’ connecting the railway station to the town, which is about three quarters of a mile away, at Kelling. The North Norfolk Railway (the Poppy Line) runs along the Norfolk coast onto Sheringham. Holt Lowes is within a few minutes’ drive or 30 minutes’ walk away and has been recognised as an outstanding site for wildlife. It is designated as an SSSI (Site of Special Scientific Interest) and as an SAC (Special Area of Conservation). Holt Country Park, covering more than 200 acres of woodland and heathland is a similar distance away. It is made up of woodland dominated with Scots pine and native broadleaves and is home to abundant wildlife goldcrests, greater spotted woodpeckers, emperor dragonflies and deer. Excellent walking and cycling can be enjoyed from the doorstep and the property is ideally placed for bird watching with RSPB nature and bird reserves. The North Norfolk Coastal Path offers excellent walking and rambling opportunities. One of the routes is designed for ease of use by the less mobile or for families with pushchairs. Interesting features within the park include a totem pole, carved stile, play area and viewing tower. There are many stately homes in the area which merit a visit. These include Holkham Hall (an 18th-century country house located adjacent to the village of Holkham, constructed in the Palladian style) and Houghton Hall (residence of Great Britain’s first Prime Minister, Sir Robert Walpole) with magnificent interiors. There are also NT properties Blickling Hall and Felbrigg Hall as well as Sheringham Park, Walsingham Shrine and Priory ruins which offer interesting day trips. A half hour’s drive away is the city of Norwich with excellent shopping, restaurants, cathedral, castle, theatre, cinema, pubs, cafés and weekly markets and the famous Norfolk Broads. Good cycling opportunities from the doorstep. Cley-next-the-Sea and Blakeney quay, 5 miles. Wells-next-the-Sea and Holkham for excellent sandy beaches, 12 miles. City of Norwich with excellent shopping, cathedral, castle museum, restaurants and famous Norfolk Broads within an hour’s drive. Shops 1 mile, pub ½ mile.

Selected comment(s) from customers who have enjoyed staying at this property:
  1. An amazing property, great for a large family or friends gathering. Great space to all eat together and cooking in the fabulous kitchen was fun. Walking distance from Holt. Brilliant location for a break. Oct 2011.
  2. Good quality property. Well described in the book. Ideal for our type of weekend break. Sept 2011.
  3. A stunning, well equipped home that accommodated 16 of us over a weekend very easily. Plenty of space, wonderful fixtures and fittings and a glorious location all within 10 minutes walk of Holt town centre. Perfect for our special celebration weekend! Sept 2011.
  4. Very good property and well situated for walking holidays. We found that there was a lack of some kitchen utensils and wine glasses (although plenty of champagne glasses!) for a lot of people (there were 12 in our party) - also the electric part of the aga was not working during our visit. On the whole one of our best properties we have stayed in throughout the country over the past 10 years. Extremely enjoyable. Thank you. May 2011.
  5. We were a party of 14 and we thoroughly enjoyed our stay. The barn was of a very high standard and there was an amazing amount of room. If you get to bag the master bedroom it’s ginormous with a huge bathroom, although all of the rooms are decent size. Even if some of us wanted to stay up late, all of the bedrooms were quiet and you could easily find some space to escape! The huge kitchen became a meeting point and the enormous central island was very sociable! Plenty of room in the lounges and comfy sofas to collapse into at the end of the day. Would definitely book again. One note is that the annex bedroom is above the detached garage/games room and we ended up not using it so that we could all be together in the house. March 2011.
  6. Stunning property. Great amount of space. 7 out of 8 rooms ensuite. Excellent decor. Fabulous kitchen with aga. Feb 2011.
  7. The website didn’t do this justice it was fantastic. Dec 2010.
  8. Accommodation was spacious, attractive, comfortable and well located. Dec 2010.
  9. We had a fabulous time at Parn Barn. A party of 16 all got together for ’Christmas’ and the Barn proved to be first class. It was spacious well equipped and comfortable. I would highly recommend it. Dec 2010.
  10. Plenty of space. Good situation. Plenty of parking space. Sep 2010.
  11. Good size for our party. Sept 2010.
  12. It was well furnished. July 2010.
  13. Fantastically spacious house making it ideal for a large group (ours ranged in age from 13 to 78!). April 2010.
  14. Beautiful property plenty of room, lots of lounges and sofas, which was really nice for such a large party. Lovely to be able to walk into Holt which is very pretty. Suited our needs very well for a large party celebrating a birthday party. Feb 2010.
  15. The property is spacious, well laid out, clean and pleasantly situated. Feb 2010.
  16. Very lovely property and so spacious, Dec 2009.
  17. Stunning conversion of an old barn - plenty of room and quality furnishings. Sept 2009.
  18. Spacious, plenty of bathrooms/toilets to match bedroom numbers and occupancy. Proximity to Holt - nice small town with good services. Games room. Good TV/DVD provision. Open-plan design meant top double room noisy. Minor plumbing issues. Little privacy from adjacent properties. Aug 2009.
  19. Our mixed-age family group of 14 found plenty of room to play and interact, and could easily all sit together at table. The accommodation was well thought out and spacious; the latter being important for a largish party, so that one did not feel people were "on top of each other". All but one bedroom had their own bath/shower room, and some were excellent, others a bit "cramped". July 2009.
  20. An excellent conversion property, full of character with high quality fittings and furnishings. Entirely peaceful, yet walking distance of Holt, a great place to browse and dine. May 2009.
