1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

The attractive market town of Loddon is just 21/2 miles away, with shops and inns. It is a good touring holiday base to explore Norfolk and Suffolk. Golf at Beccles or Bungay; fishing in a small stocked lake, 200 yards and polo lessons available. Great Yarmouth and Lowestoft are nearby with piers, theatres and sandy beaches. Shops and pub 2½ miles.

  1. Wonderful property for an extended family weekend away. Modern, spotlessly clean, high quality barn conversion. Lots of space and a good size private garden. Close to the South Broads. Highly recommended. June 2012.
  2. Though rather remote, the absolutely superb accommodation more than compensates. It is particularly suitable for children. This was our second visit and we are already looking forward to our third. April 2012.
  3. A wonderfully well equipped barn set in the most peaceful surroundings. Plenty of wildlife to observe, and watching the antics of the polo ponies was an absolute joy. Fishing in the pond was surprisingly good! We will most certainly return. March 2012.
  4. This property was ideal for our needs for a gathering for new year and provided us with plenty of space to all get together and to split into little groups. The Kitchen Dinner was lovely a spacious and very well equipped although there is only on oven. It is in the countryside but it does not take long to get to the coast or Norwich and Beccles has two decent sized supermarkets for supplies although Loddon has 2 lovely butchers as well. Highly recommend it and will endeavour to return ourselves. Dec 2011.

  6. We had a good time there it was comfortable and warm. All bedrooms were of a good size, the lounge was big fitted 7 of us with no problem and the kitchen/dinner was of a good size as well, nice to sit round and have family meals. The fishing pond was a good size with some good size fish in it. Aug 2011.
  7. Idyllic for anyone who loves the countryside. The variety of flora and fauna that we identified on the short walk to the river was amazing. The dragonfly we saw on the first day was enormous! The location is realyy quite central to a lot of the areas attractions. July 2011.
  8. The barn suited a broad range of needs - plenty of safe play space for the younger members of the group. Comfy accommodation, spaced out enough for the older members not to feel on top of each other. Lovely big kitchen and useful utility area. Loved the automatic lights in the hallways. April 2011.

  18. Spacious, big windows are lovely but can mean it gets very cold. Only 2 bathrooms between 5 rooms, and one is en-suite. Nov 2009.
