1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Set down one of medieval Hawkshead’s cobbled streets, this comfortable holiday cottage dates back 300 years. Just off the village’s traffic-free centre, there are numerous shops, pubs and restaurants to enjoy. At the head of Esthwaite Water, Meadow View is an ideal base from which to tour the lakes. Why not start with a trip 2635ft up The Old Man of Coniston. Guests will find there is something here to suit most interests. Enjoy a visit to the Ruskin Museum, the Beatrix Potter Gallery and Galava Roman Fort. Outdoor enthusiasts will enjoy walking, climbing, biking and sailing are all catered for.

Ground floor: 1 twin bedroom. Bathroom with shower attachment and toilet. First floor: Living/dining room/kitchen. Second floor: 1 double bedroom. Separate toilet.

Open fire in living room included. Gas central heating, gas, electricity and bed linen included. DVD. CD. Gas hob. Electric oven. Microwave.Telephone-incoming calls only. Parking (1 car). NB: The first floor can also be accessed by external stairs.

  3. This accommodation is in a good spot being centrally located in Hawkshead. A comfortable holiday home and most of the equipment was fine. This was our third stay in hawkshead and we find a good location in the lake district being fairly central in the area. April 2012.
  4. This is our 5th stay at this cottage, we think its bril, cosy and warm, the real coal fire is very inviting and always lots of coal. The sloping floors and quirky bits that just had to the character of the building. Excellent place to return to after a long walk. Dec 2011.
  5. Nice village location for all the pubs which serve good food. Our choice for the best food would have to be The Queens. Beautifully presented and it taste lovely. This occasion was a short stay at Meadow veiw, but still had time to visit Tarn Hows and Grizdale. Spectacular. We took our 7 year old grandaughter who loved every minute. If I had one complaint it would have to be the downstairs single bed opposite the door. It was so squeaky. I slept downstairs with my Grandaughter for safety reasons. Every time she turned over in bed it woke her and myself, so did not get has much sleep has we would have liked, it is a twin bedroom. This bed needs changing in my opinion. In all we had a lovely time and would certainly return. Nov 2011.
  6. Lovely comfortable cottage, (stairs may be a problem as we get older), lovely fire in winter with plenty of coal. We stayed last winter when the snow was thick it was so picturesque. Parking really good, will stay again. The hospitallity in the Red Lion was really good, the steak and ale pie in the King’s Arms are to die for. Overall a brilliant place to stay and do plenty of walks. Sept 2011.

  8. A very quaint, old cottage, where everything isn’t quite where you expect it to be! Perfect location in the middle of Hawkshead, but also quiet as it’s in a little courtyard. Would definitely recommend! March 2011.
