A charming detached single storey holiday cottage, close to the owner’s Grade II listed manor house, with its own private garden with seating area. Easy drive of Wroxham, capital of the Norfolk Broads and Norfolk’s finest beaches. Neighbouring villages of Reedham and Brundall for waterside inns, boat hire to explore the famous Norfolk Broads, and train station with regular service to Norwich city and coastal regions. RSPB bird sanctuary at Strumpshaw Fenn. Shop ¼ mile. Pub 500 yards.

All on ground floor: Living/dining room. Kitchen. 1 double bedroom. Shower room with walk-in shower. Separate toilet.

Oil central heating, electricity, bed linen and towels included. Travel cot. High chair. Digital TV. DVD. Electric cooker. Microwave. Washing machine. Dishwasher. Freezer. Private garden and furniture. Shared grounds with orchard. Barbecue. Parking (1 car), 40 yards. No smoking. Friday to Friday. NB: There is an unfenced pond in the grounds.

  1. Situated in grounds of lovely old manor house with plenty of garden space. Had all the amenities required for our week long stay. Pub nearby does allow dogs but only outside in the garden area at the moment until some alterations are done and as the weather was not on our side we only visited the once. Oct 2012.
  2. This place is quiet, comfortable and extremely well-equipped - even down to dishwasher powder.The only thing lacking is Wi-Fi. Rooms are a reasonable size. The garden is an excellent size for the property, with a patio area for the barbecue. There is a pub within 100 yards, which serves meals,but these are indifferent at best. Better is the Ferry Inn at Reedham - this side of the ferry! June 2012.
  3. This is an extremely nice cottage - small but well equipped for two people, within a nice garden and in a good location for exploring the area. Good pub food in Reedham - very dog friendly! We would certainly visit again. May 2012.
  4. Great outdoor area for spring/summer evenings, in a quiet location, making it a good place for a weekend break away. June 2011.
  5. This cottage was spotless, also we found that it was extremely well stocked with everything you need to make your stay comfortable, be it in the lounge, kitchen and bathroom, even down to tissues, bath gel, body lotion and a flannel. My husband and I cannot fault it. May 2011.

  17. Lovely garden, with patio area and BBQ, really great for dogs, owners allowed you to walk dog around there grounds. Fab common for dog walks only 500yards from cottage, pubs allowed dogs in, whole villiage was very dog friendly and helpful, will be going again!!!!! Sept 2007.

If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately..
