1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Set in 40 acres of farm and 14 acres of woodland are these three converted barns (six in total). Designed with family holidays in mind, guests are encouraged to enjoy the wonderful atmosphere of this farm with all it has to offer. Firstly, enjoy the farmland where you will find a large array of animals, including sheep, ducks, chickens, ponies, donkeys, goats and a pet cow called Molly. Next comes the countryside activities and included in the price are rowing boats, a football pitch, badminton, skittles, a putting green, and croquet. For the younger guests there are swings and slides, a giant sand pit which has been converted from an old horse box, scooters, trikes and a big ’bale’ play area. At an additional charge you can ride the Shetland ponies (10 years and under) or try your hand at quad biking (junior bikes only), there is also a heated indoor swimming pool that can be hired for exclusive use by guests. In the woods, there is a tree fort, tire swings and a fire pit, ideal for toasting marshmallows or for having an open fire BBQ. There is so much to see and do with all the Cotswolds to explore, Burford is just 9 miles and Oxford, 25 miles. If water activities appeal to you, then the Cotswold Water Park is within easy reach with sailing, windsurfing, jet skiing and even a lakeside beach. Fishing and golf available locally. The activities of the farm are available for guests between 10am and 6pm when the farm is open to the public. Lechlade itself is a charming town with a choice of good pubs and shops.

Ground floor: Living/dining room/kitchen with beams. 1 bunk bedroom with additional single. Bathroom with shower attachment and toilet. Ladder-style stairs to first floor: Galleried area with double bed and very low sloping ceiling.

All properties: Electric heaters, electricity, bed linen and towels included. High chair on request. DVD. Electric cooker. Microwave. Shared laundry room with coin-operated washing machine and tumble dryer. Shared gravelled courtyard garden and furniture. Shared 40-acre grounds. Barbecue. Heated indoor swimming pool, open Easter-October, Mon-Fri, 9am-5pm (£5 per hour for private use). Children’s play area. Natural water supply from spring. Friday to Friday. NB: There is a fully fenced pond and lake area ½ mile from the properties.

  1. The farm was amazing, it had lots of lovely surprises in the woods and around the site. I have 4 children aged 7, 11, 16 and 18. Everyone had a fab time, from the quads and pony rides, to rowing on the pond and swimming. There is lots to go see around and about too. Cotswolds Wildlife Park, Studley Grange Butterfly Farm and Cadbury world is also less than 2 hours away. Desperate to go back again! Hope next time the rain stays away and the sun comes to play, we would spend lots of time in the woods and around the site. June 2012.

  5. The cottage was lovely inside, although the stairs to the ’hay loft’ bedrooms are very steep and care should be taken if you have young children with you who like climbing up and down stairs! Anything we could not find in the cottage could easily be found in the laundry room, where an abundance of spare linen/crockery/cutlery/etc was present. Sept 2010.

  9. It’s a beautiful location and the set-up of the cottages with their own little courtyard is a nice touch. It’s now run by the family’s son, Joshua, and having chatted with other guests there, I think he needs to be more mindful of cleanliness and clarification of arrangements for the "extras". For example, quad biking and pony riding were only available on one day and the swimming pool was closed the weekends. But the place has huge potential and Joshua was always helpful and friendly. One final point: they have a farm dog, a chihuahua called Muffin, who’s adorable and calls on the guests every morning - or those who take a shine to her. He should potentially make more of her as a mascot!? Aug 2009.
  10. This holiday provided our children with a level of freedom and space which are normally denied to them at home. They loved all the play provision and feeding the animals was a big hit. May 2009.
