Maddox Down Farm is situated in a quiet hamlet with stunning views over the countryside, completely rural. This working farm, with the traditional stone barns converted into 5 delightful holiday cottages in keeping with the area, has been in family ownership since the 1500s. On site there is a shared swimming pool (available from Easter to October), games room in a converted cart linhay, complete with pool table, board games, books, videos, matted area for small children and more. In the meadow below the cottages there is a wildlife pond where you can sit and have a picnic and watch the fish. Also, you might be able to see geese, moorhens and ducks. There is a shopping service available, including local produce. Situated only 2 miles from the edge of Exmoor National Park, 3 miles from the sea. Fishing trips can be booked from Combe Martin and Ilfracombe. The villages of Lynton and Lynmouth, with its unique Cliff Railway, are a short drive. Only 8 miles from Woolacombe with its 3 miles of golden sand and Blue Flag status. Barnstaple is 10 miles away, with its famous pannier market in use every day, a tennis centre, leisure centre and many other amenities. Also visit Bideford, situated on the River Torridge and Tarka Country. Trips to Lundy Island can be taken from here. Enjoy a Devon cream tea upon arrival. Shops and pubs 11/2 miles.

  7. The property was clean, homely and well stocked with everything you required, especially in the kitchen. It was home from home. You could has possibly needed a bit more room to manouver around the bedrooms, but this wasn’t too much of a problem. Large built people may find it a problem. Sept 2009.
  8. The area is close to Exmoor - which is stunningly beautiful. The coastal villages are charming and everyone was friendly and helpful wherever we went. There is a great farm 1 mile away selling cider, fresh meat and honey. There is so much to do in the area, we would have needed another week to fully explore it all. Aug 2009.
  9. The cottage was accurately described and so all the facilities were as we had expected. The rooms were clean and well equipped and furnished with a cream tea provided on arrival - lovely after a long drive! The swimming pool was a welcome place to visit after a day out and the games room mostly well stocked. The cottages have a fantastic view of the surrounding countryside. Aug 2009.
  10. The property was very clean and modern there was no freezer but whilst we were there one was delivered to each cottage, so they have taken on board other peoples comments. I found that the bedrooms were quite small but they did kindly loan us a cot which did take quite a lot of room up. but these points were not an issue. Aug 2009.
  11. The property was excellent and all the furnishing and crockery etc were of a very high standard, the property was exceptionally clean and we are fussy people, so excellent. The swimming pool was excellent and kept the kids amused as the wheather was so bad, the games room was also excellent. We will certainly return to this complex again, the cream tea on arrival was really lovely, and started our holiday off on the right track so despite the weather we had a wonderful time. Aug 2008.
  12. The cottage was comfortable and well equipped, plenty of storage space and more than usual cooking utensils. Lovely welcome gift of Devonshire cream tea for two; including tea bags, coffee and sugar sachets, and a pint of milk. The pool was lovely and clean and the games room was homespun but good fun. All set in beautiful countryside. We were the only guests on site so it was very peaceful, I imagine that might be a little different in high summer if the other cottages were full. Feb 2008.
