1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Lochbroom Lodge East enjoys a beautiful location in one of the most spectacular parts of the Scottish Highlands, close to the popular coastal town of Ullapool.Named after the loch that it looks down onto, it has stunning panoramic views across the loch to the hills beyond. Lochbroom Lodge East occupies half of a large detached house which stands in its own private grounds of 20 acres surrounded by mature gardens and with commanding views across to Ullapool. It has the air of a traditional hunting lodge, with high quality and very spacious hotel style accommodation for up to 10 people. The main living area is open plan. This spectacular room has a large polished wood dining table  which seats 10 people with ease. There are deep sofas and comfortable chairs as well as a pretty snug room off the main living area, approached via an open arch. At the far end is a purpose built bar; ideal for family get togethers and larger group celebrations. The kitchen is of a professional standard with excellent cooking facilities and a breakfast bar. On the first floor there are five good sized bedrooms, all attractively presented with an suite shower rooms, with the main bedroom having a large bathroom.There is a large decking area at one end, accessed via patio doors from the main living area At the rear of the house there is a secluded patio as well as lawns and flowering shrubs. The land leads directly onto the owner’s hillside at the back; an ideal spot to encounter their own red deer herd or watch the buzzards circling overhead. To the front of the lodge is the whole of picturesque Lochbroom. The owner’s croft land provides easy access to the shore. Visitors are welcome to enjoy a summer barbecue or picnic, or take a walk out to Rhue Lighthouse.  Please note, Lochbroom Lodge East may be available to let with Lochbroom Lodge West, the adjoining property which accommodates up to 7  people.
