Property Description

In the heart of Kipling country, this beautifully presented detached oast house enjoys a delightful rural setting, off a quiet country lane, with stunning distant views over the rolling countryside; from all of its rooms, visitors can admire the Rother Valley, High Weald and the Ashdown Forest beyond. Adjacent to the owners’ home, Little Park Hill Farm boasts its own large sweeping garden with a natural spring-fed pond overlooked by a raised, wisteria clad deck. Meadows lead to bluebell wood with picnic area. Peaceful country walks, cycling and riding also abound in this scenic area, whilst trout fishing can be found at Lakedown Fishery about 5 minutes’ drive away. Batemans, the home of Rudyard Kipling, is about 3 miles distant, along with other National Trust properties and gardens, including Scotney Castle, Great Dixter and Groombridge Place. Glyndebourne, as well as Herstmonceux and Bodiam Castles, Bentley Motor Museum, the Bluebell and Lavender Line steam railways and Battle Abbey are further places of interest to visit. There is golf at East Sussex National about 20 minutes’ drive, numerous smaller courses are close at hand. Little Park Hill Farm is midway between the spa town of Royal Tunbridge Wells and the coast of Eastbourne and Brighton. For horse racing enthusiasts, there are courses at Lingfield, Brighton and Plumpton, all within easy reach. Shop 2 miles.

Customer Comments

Selected comment(s) from customers who have enjoyed staying at this property:
  1. Such a cosy but large house - accommodated us so well. A fire lit when we got there; milk, tea, coffee and wine awaiting all of us wearing travellers. We only wish we could have stayed longer but it provided an excellent base for us to go off to our son’s wedding at bodium. Would go again without hesitation. Only down side was that it was hard to find in the dark. Nov 2012.
  2. It was beyond expectations, more spacious, more comfotable. Oct 2012.
  3. This property was shown accurately on the website and was a very relaxing holiday. Lovely location, very comfortable and spacious for a big group. The house was well equipped for cooking, beds very comfortable. June 2012.

As well as being a convenient location for many good tourist towns and resorts, it is set in a gorgeous quiet village in the heart of the countryside, giving you a real appreciation for how beautiful our country is in certain parts. I can highly recommend this property and intend to revisit when I get the chance! Aug 2011.
  6. The Property was superb, it was far better than we had expected. The sports room was well used through out our stay. There was plenty of room for our party of 10 and some quiet corners if somebody wanted some space. Feb 2011.
  7. Very spacious but still homely. Dec 2010.
  8. Very cosy and well equipped. Beautiful location. Nov 2010.
  9. Little Park Hill Farm was a fantastic rental choice for us. 8 adults and 4 children including a newborn baby spent Christmas there and we had the most wonderful time. The house itself is so well equipped with everything you could possibly imagine, even down to a medicine measuring spoon! The grounds to the house are beautiful and endless which makes the perfect place to go out exploring! The owners of the house went out of their way to make are stay as perfect as possible. They decorated the house and even had a beautiful real Christmas tree, they contacted us to let us know about the weather conditions prior to arrival (heavy snow had just fallen), they ensured that the drive way was cleared of snow and the house was lovely and warm with a roaring fire on arrival! We honestly couldn’t have asked for more and would definitely recommend to others and hopefully we would love to spend another Christmas there! Dec 2009.

  15. We stayed here for the New Year week and were treated to a fantastic character property with bags of space for cooking to cater for our party of 10. This beautiful house was a fantastic base for exploring the surrounding area, even when we were treated to a touch of snow there was nothing nicer than staying in with the roaring fire, perfect.
