1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

An unusual first floor oast conversion beamed throughout, makes ideal holiday accommodation, situated above the owners home, Ideal for walking on the many local footpaths. Royal Tunbridge Wells, with its stylish shops and Pantiles, is a short drive away. Visit Bewl Water the largest lake in the southeast and enjoy summer fireworks and concerts. Several NT properties and gardens are close by including Chartwell, Knowle and Ightham Mote. Shop 1 mile, pub 1/2 mile.

Open sided staircase to entrance. All on first floor: Living room with beams. Dining room/kitchen with beams and wooden floor. 1 double bedroom. Shower room with toilet and sloping ceiling.

Electric woodburner in living room included. Oil central heating, electricity, bed linen and towels included. Video and small library. CD. Electric cooker. Microwave. Washing machine (by arrangement). Freezer space (by arrangement). Shared use of owner’s grounds with sitting-out area and furniture. No smoking.

  1. This was an extremely good holiday ’cottage’ and was one of the best in which we have stayed. It was clean, beautifully decorated and supplied with everything one might need.   2. This is a lovely, quiet and unusual proeprty and very well situated for west Kent and East Sussex. Tunbridge Wells is excellent for shopping, restaurants and pubs, as well as historically. Lovely outlook, including wild deer. Perfect for a couple, not for children as there is a fairly busy road nearby, though the bedroom is away from the raod so we were not disturbed at night. Lovely and warm in a very cold snap! May 2012.
  3. Ideal location for visiting National Trust properties, which is what we wanted. Weather was excellent which meant picnics every day - not bad for October! Oct 2011.

  5. The Oast was superbly and appropriately appointed. There were good walks for the dog accessable directly from the property. It was in a great location for touring and sight seeing. It was located on a slightly busy country road but this was never a problem. Aug 2011.

  10. This is probably the best cottage we have been in so far; the owners are on site and were most welcoming. The cottage is very convenient for the East Sussex/Kent region and has a railway station within walking distance that goes to London or to the South Coast. May 2011.
