1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Enjoying a private indoor heated swimming pool separately housed in its own building, this spacious, single-storey holiday property offers the perfect rural retreat whatever the time of year. The purpose-built swimming-pool building has underfloor heating all year round and includes two changing rooms with showers, separate toilet and a large sitting area for spectators. Lark Rise sits in three-quarters of an acre of colourful gardens, with apple and plum orchard, and is surrounded by open countryside. It lies less than 3 miles from the ancient market town of Stowmarket, which offers a leisure centre, children’s indoor play area, golf course and many amenities.
The location is ideal for day trips to the coast or the Norfolk Broads, as well as racing at Newmarket. There are many historic buildings within easy reach, including Ickworth House Park and Gardens (NT), Euston Hall, Framlingham Castle, Eye Castle, Wingfield Old College and many more. For excellent country walks, Gipping Valley and Thornham Estate have 12 miles of footpaths, while at Suffolk Water Park and Needham Lake there are water sports available. The area also offers plenty for animal lovers, with British birds of prey at Stonham Barns and the Suffolk Wildlife Park both within easy reach. Nearby is the busy port of Ipswich, which boasts several medieval churches and some fine 16th-century buildings. The Museum and Art Gallery houses replicas of the famous Sutton Hoo archaeological finds, and Christchurch Mansion, set in a large park, is a lively domestic museum with furniture, doll’s houses and children’s toys, as well as a fine art collection.   15. Its a lovely place with lots of things to do. The pool is excellent for people of all ages. The garden has lots of wildlife and lots of space for children to play. The owner very helpful.The bungalow is designed with disabled users in mind. The house itself was very well equipped. We brought towels as there was no mention of them in the brochure or website but they were supplied. July 2009.
  16. Everything in Lark rise is organized, well equipped, labeled up and they had everything that we could ever possibly want (from a needle and thread to birthday candles). A lot of time and thought has been taken into getting the house to that standard. It’s a very warm and cozy house, so cozy that we forgot that it was -2 outside! Situated in a rural location with large enclosed gardens it’s very difficult to go home. Only negative comments our party had was that the fuel worked out expensive (although we did all our washing (2 washing machines and 2 dryers) whilst we were there. I do feel however that the price of the house per week & the fuel costs is still a good rate. We are looking into booking this property again however our party size will be increasing in a few months so we may not all fit in. If booked again though I would defiantly add £200 per week to the rate to ensure that the meter reading was accounted for at the end of the holiday. Dec 2008.
