This detached holiday cottage benefits from a waterfront location, situated in a secluded position, accessed by a 150-yard walk across the common, amidst enclosed woodland gardens, with direct river access to its own mooring and quay heading alongside the River Yare. A motor launch can be hired locally to explore the expanse of Norfolk Broad Waterways, plentiful with wildlife and ample opportunity to visit the many riverside inns. RSPB nature reserve nearby. The network of quiet lanes and footpaths offer cycling, walking and fishing (in season with licence) from the door. Within an easy drive of Norfolk’s finest coastline with sandy beaches backed with dunes, and the traditional seaside resorts. Norwich is 5 miles away with its cathedrals, museums, theatres, array of shops, market place, restaurants and cafes. Shop 2 miles and pub 500 yards.

All on ground floor: Living room with French doors. Dining room/kitchen. Conservatory. Utility room. 2 bedrooms: 1 double, 1 twin. Shower room and toilet.

Woodburner in living room included. NSH, electricity and bed linen included. DVD. Stereo/CD. Electric cooker. Microwave. Washer/dryer. Dishwasher. Fridge/freezer. Enclosed garden with sitting out area and furniture. Parking (2 cars), 300 yards. No smoking. Friday to Friday. NB: There is an unfenced river 10 yards from the property.

  1. Perfect location to unwind with all home comforts. Sept 2012.
  2. Holly Lodge is the perfect place for a relaxing away from it all holiday. The trip across the common with the luggage trolley is no problem when the weather is kind. Unfortunately when it came time for us to go home the heavens opened and we and our luggage ended up soaking wet. Nevertheless it couldn’t spoil our wonderful memories of our week sitting on the patio or in the conservatory just watching the world sail by. Max our dog enjoyed his stay at Holly Lodge too. The cottage is extremely dog friendly with its tiled floors and enclosed gardens, plus there are two dog friendly pubs within walking distance. What more could you want? June 2012.
  3. This is our 3rd visit to this magical place, that must say it all. A tip to future holidaymakers, make sure you take plenty of food supplys as there isnt a shop just around the corner so to speak... we only live 5miles from this place so know first hand . The fishing is really good as thats what we go for and the wildlife... If you want peace and quite away from traffic and the hussle and bussle of everyday life , this is the place for you...   5. This is a truly beautiful cottage in the perfect setting with everything we could have wished for and more! Just a note to remember that there is a walk across the common to get to Holly Lodge and there is a slope up to the garden gate once you get there. All part of the holiday experience but a bit of a chore taking luggage in and out! Don’t let this put you off though, Holly Lodge is a gem and we would recommend it to one and all. March 2012.
  6. The luggage trolley at the side of the house is VERY useful in transporting your luggage across the common which can be a little muddy. Parking can be a bit hit and miss as the ’reserved’ space for the cottage is often used by anglers and visitors to the common. The Woods End pub, which can be seen from the cottage offers great value meals. Views from the conservatory are fantastic and your easily spend a day watching the traffic and birds including various geese, ducks etc. with the occasional Kingfisher and an owl often makes itself heard.   8. This was a well equipped and comfortable cottage in a lovely, peaceful location. Everything you could have needed was provided even down to some fishing rods, although we had brought our own. We will definitely be going back again. Sept 2011.
  9. We spent a week at Holly Lodge and enjoyed every minute.The local pub was excellent and near by Jhurlingham. The Ferry House was very friendly Dog friendly, as well our Jack Russell really enjoyed playing with the other dogs in the pub and excellent food also .We hire a boat from Wroxham for the day. Even though, we had quite a few days rain it didn’t spoil our holiday and we will be back next year. July 2011.
  10. Fantastic holiday and the perfect retreat for getting away from the stresses and strains of everyday life. The fishing was excellent, only downside was my wife caught a bigger Pike than I did. The wildlife was superb and the dogs enjoyed it too, sitting in the conservatory watching the world go by! July 2011.
  11. The cottage was very well equipped - there was nothing we had to do without. It is a bit of a trek across the common to get to the cottage but once there the view from the conservatory over the river is wonderful and so peaceful. June 2011.

  13. The cottage was very clean and equipped. The owner should be commended for the way this cottage is presented. The only drawback is after walking across the common there is a very steep incline up to the cottage. This will make it very difficult for customers that are less mobile as I found to my cost. A haven for fishing from the private decking. March 2011.

  15. Well laid out cottage with excellent furnishings and well equipped. Thankfully there was a useful trolley provided to help with negotiating the long walk from the parking space to the cottage with all our luggage. July 2010.

  19. Holly Lodge is a lovely cottage in a beautiful setting. It was very clean throughout and extremely well equipped. The conservatory was a real bonus, we spent hours looking through the binoculars which were provided watching the wild life. We enjoyed sitting on the private mooring watching the boats go by. It is easy to hire a boat and very good for fishing. The only downside for some people would be the walk across the common which is difficult for anyone who is disabled or infirm. For a lovely peaceful holiday in tranquil surroundings Holly Lodge would be very hard to beat. June 2010.
  20. The accommodation was very good - a new kitchen had just been fitted. The conservatory overlooking the river provides the perfect spot for watching all the wildlife in the area. The furnishings are comfortable and all the equipment provided is excellent - many items such as towels, toilet rolls, are also provided. June 2010.
