1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Peacefully situated and enjoying splendid views over the local countryside, this spacious detached house is placed back from the quiet village road. It has been skilfully refurbished to a good standard, and makes an ideal holiday destination for two families or one extended family. Pett is a charming village, with a post office/shop (open Monday to Friday), butchers’ and two pubs serving excellent food.
The unspoilt shingle beach, about a mile away, is good for rock pooling and fossil hunting. It is also a haven for birds and there is a public hide at Pannel Valley Nature Reserve near Pett Level. The sandy beach and dunes at Camber are a short drive away. Also nearby are the picturesque village of Winchelsea and the medieval town of Rye with its many antique shops, tea rooms, historic inns, fine restaurants, and 12th-century tower. Here there is also a museum housing a number of relics from Rye’s past, and a lovely art gallery that houses temporary exhibitions by local artists as well as a small permanent collection of works by artists associated with Rye.
This a popular holiday place all year round with plenty of sites to visit locally, including Battle with its abbey ruins, Hastings with its 1066 links and smugglers’ caves, and Tenterden with its steam railway. There are also many National Trust houses and beautiful gardens within easy reach, including Bodiam Castle, Smallhythe Place and Batemans. Ashford, 30 miles away, offers day trips to France by Eurostar. Alternatively there is a ferry crossing at Dover. There are many scenic walks in the area, both coastal and inland, and it is common to see ramblers in the village, mostly heading for the popular pub! Also locally, there is golf, riding, cycling, sea and freshwater fishing. Post office/shop opposite.

  1. Holly Cottage was a perfect property for our extended 3 generation family. Plenty of room for everyone and a safe garden for the children to use. The table tennis table in the garage was a big hit. 3 television sets in the property meant that everyone could access their favourite programmes. We appreciated the provision of all cleaning materials and the prompt response of the caretaker when we had a problem with hot water. Weather was surprisingly good for early April and this enabled us to make good use of the deck for evening drinks. Holly Cottage is situated in a charming village with 2 local pubs and fairly close to a pebble beach. We made good use of the very many attractions in the area and would recommend the Rye Harbour nature reserve activities for younger children. March 2012.

  6. This property is everything one could wish for, beautiful surroundings peace and quite, within easy reach of the coast, and yet only about six miles from the town of Hastiongs. March 2010.
  7. Everything was lovely especially the underfloor heating although we couldnt get it to work in the kitchen. The bedrooms were very nicely furnished, but the bed in the balcony bedroom was very hard. Could have done with one more w.c. Oct 2009.

  13. A wonderful cottage, that accommodated three generations of us very comfortably. We had a really good time. The local post office and butchers were very friendly. The cottage is well situated for day trips to many exciting places. We would love to return. July 2007.

The cottage was lovely-the lounge incredibly spacious.The local pub had a magnificent restaurant and the village butchers also sold enough provisions for eating in.Our circumstances meant we did not have time to be particularly adventurous but Pett and Holly Cottage provided everything we neded.
