1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Fells nearby include the High Street range, 1 mile, and Helvellyn, 8 miles. Penrith, 6 miles. Windermere, 13 miles. Access is via a small, private holiday park under the same ownership. Good location for peace and quiet yet only 1/4 mile walk to Pooley Bridge with shops, pubs, cafes and steamer trips. Young children’s play area and small football pitch nearby. NP81 is adjacent to the owners quiet seasonal holiday park with no letting or sub letting.

Ground floor: Dining room/kitchen. Drying area. 1 twin bedroom. Two steps up to living room. 1 double (5ft) bedroom. Shower room with toilet. Seven steps to 1 double (5ft) bedroom. Bathroom with shower over bath and toilet. First floor: 1 single bedroom.

Oil central heating included. Enclosed garden with elevated patio and furniture.

Both properties: Open fire in living room (available September-May, initial fuel included). Electricity and bed linen included. Cot. High chair. DVD. Stereo. Electric cooker. Microwave. Washing machine. Dishwasher. Freezer. Barbecue. Parking (3 cars). Cycle store. No smoking. Couples and family bookings only.

  2. We had a very comfortable stay at Garden cottage. On arrival the fire was blazing and there was a Christmas tree and other decorations. It was so warm we spent a lot of time in the large living room making a jigsaw and playing games. The kitchen was well fitted, the Christmas dinner got cooked without a problem, we had to think about what cold stuff we bought but there was a freezer too. Great Christmas had by all. Dec 2011.

  10. Lots of character, well thought out equipment, comfy beds, garden furniture and not an AGA in sight. We have been cooked alive twice in holiday cottages by AGAs which don’t turn off when the weather is hot. My father-in-law gave me 11 out of 10 for finding this cottage. June 2010.
