1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Rural tranquillity and stunning views surround this centuries old, traditional Cumbrian barn which has been carefully restored to provide a spacious, comfortable holiday home retaining many character features. The beautiful countryside of the Whicham Valley presents a wonderful panorama with White Combe and Black Combe as a back drop, and the sandy beach at Silecroft just two miles away. The Cumbrian Heavy Horse centre is nearby where you can ride, visit the tea room or admire the horses, you may even see the horses trekking across the land just below the farmhouse. Also in the valley is Brockwood Hall which has a restaurant, bar and heated indoor swimming pool, open to the public. The southern lakes and fells are easily reached – Coniston Water, Wastwater, Ennerdale Water and Lake Windermere are all within half an hour’s drive. Visitor attractions such as Muncaster Castle, Gardens and Owl Sanctuary, ’La’al Ratty’ miniature steam railway at Ravenglass or the South Lakes Wild Animal Park at Dalton make wonderful family days out. Black Combe is within walking distance and an energetic ramble to the top (nearly 2,000ft) will reward hikers with the most amazing views of the whole of the southern lakeland fells and over to the Isle of Man on a clear day. For a more peaceful scenario, the pretty garden tempts visitors to relax with a good book. Shop 5 miles, pub 1 mile and restaurant 2 miles.

Satellite TV. DVD. CD. Range with gas hob and electric oven. Microwave. Washing machine. Dishwasher. Freezer. 2-acre lawned garden with patio and furniture. 4-acre woodland. Ample parking. No smoking. Friday to Friday. Couples and family bookings only. NB: 4 steps in garden. Small stream in grounds.

  2. This was a beautiful cottage in a really good location. It was big enough for such a large group to sit around the table together and to have enough space without feeling like we were on top of each other. The kitchen is very well-equipped and the cottage was well cared for. We very much enjoyed climbing Black Combe but probably should have chosen a day with better weather! The beach at Silecroft is within walking distance but there is no longer a pub there. Millom is the nearest place for shops etc and it is a 20 minute drive away. Overall, we really enjoyed Hole House Farm. Sept 2012.
  3. Fantastic holiday home - very cosy and plenty of space for a big family. Beautiful scenery and ample outdoor space. Linen and towels were fresh and everything was spotless. Another shower would have been useful as there was only 1 for a family of 12, although there were 2 other bathrooms. The property was difficult to find in the dark as the Sat nav only takes you to Po Farm and the directions could have been a little clearer once you get to Po Farm. Overall, all of the family loved it and we would definitely return again. Thank you for a wonderful memory. April 2012.

  5. A really nice property, full of character. It has a huge kitchen with a very larg and chunky table around which we spent most of our time. The children, aged 2 to 8, absolutely loved it. Nov 2011.
  6. This is a simply wonderful house which exceeded all our expectations. (We came as a family party for a memorial get-together for Mother who died earlier this year, and is buried in Barrow). Every imaginable detail had been taken care of. So very well-equipped (even wellies for us there!). Children’s playroom was a fantastic bonus for us, amazing spacious kitchen, beautiful tasteful bedrooms and sitting-rooms, and even a piano (some of us are musicians!). Stunning views, right in the middle of Nature and many opportunities for walking. We will come to you if we need you! Many thanks to the owners for making this house so enjoyable. Sept 2011.
