1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Converted from a 17th-century barn, these properties back onto the attractive courtyard and stables of the owner’s thatched period home and overlook their orchard and pastures, where guests are free to wander. Hayes sheep farm has lovely views of typical Devon countryside, well-established extensive gardens and a grass tennis court. In the pretty village of Exbourne there is a choice of churches within walking distance, and numerous excellent restaurants/pubs to be found. This is an ideal holiday base for country lovers, with excellent walking, fishing, cycling, golfing and riding. The Tarka Trail long distance footpath and cycle way passes within 2 miles. Okehampton, gateway to Dartmoor, with its wide range of shops, the excellent Museum of Dartmoor Life, and the Museum of Water Power, 4 miles. Chagford and Castle Drogo (NT), 12 miles, and the spectacular Lydford Gorge (also NT), 15 miles. Tavistock and Exeter both within 22 miles. North Devon beaches, 30 miles. Pub within walking distance.

Use of sauna at extra cost by arrangement. Grass tennis court. Stabling by arrangement. Two pets welcome (must be small and kept under strict control at all times, stables). Friday to Friday.

  1. Fantastic place, dreamy and undisturbed. Great location and good hosts who are around but not intrusive. Oct 2011.
  2. Accommodation was very good and the owners, who were nearby were very friendly. The village pub, 16th century, (a short walk) was very nice and served food until 9.30pm at reasonable prices. Although there was no shop you could get milk and bread at the local garage (approx 0.5 miles). A great place to stay to get easily to both the south coast (Torbay) and north Devon and Bude. The village church was interesting with a record of the Rectors going back to the year 1266. May 2011.
  3. The property owners were extremely courteous and helpful and available on-site for assistance regarding any issues. The lounge area is very comfortable and all rooms met our needs exactly, especially for the accompanying two dogs and the surrounding farm land that is within the Hayes footprint made the cottage a peaceful haven. The village that Hayes resides is quiet and friendly and the local pub, which is a 5-minute walk away provides good ale and very good quality food - strongly recommended! Sept 2010.
