1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

These attractive holiday cottages have been carefully renovated from former barns, and have kept many of their original features including exposed stonework. They enjoy a perfect location on the banks of the River Avon, and on the edge of the picturesque village of Bathampton, which is 2 miles from the centre of Bath. The Kennet and Avon Canal also runs through the village, enabling walkers and cyclists to easily access Bath and beyond, enjoying the pubs and tea shops along the way. Boat trips can also be taken on the river and canal. Designated as a World Heritage Site, Bath presents some of the finest architectural sights in Europe, such as the Royal Crescent, the Circus and Pulteney Bridge. At the heart of the city next to Bath Abbey is the Roman Baths, which gives a fascinating look into the Roman bathing complex. There is a good variety of museums and galleries, including the American Museum and the Jane Austen Centre. Festivals, theatre and street entertainment bring life and excitement to this vibrant city, and the Thermae Bath Spa with rooftop pool is a popular attraction. Bath is also a celebrated shopping centre, with many unique and independent retailers, and the variety of restaurants, bars and cafes leave guests spoilt for choice. There are many parks and gardens to relax in, away from the bustle of the city, and guided open top bus tours take you out to the perimeter of the city to enjoy the glorious views of the stunning Georgian architecture. There are many National Trust properties to visit, including Prior Park, Dyrham Park, and further afield Westwood Manor, Iford, The Courts, Stourhead and Lacock Abbey. For keen walkers and cyclists there is a dedicated 13 mile traffic-free path from the edge of Bath to Bristol, the Bath Skyline, and also The Cotswolds Way national trail. Within easy reach are the family attractions of Longleat Safari Park, the famous Gorge and Caves at Cheddar, Wookey Hole paper mill and caves. The city of Bristol is worth a visit, with its revamped harbour area, SS Great Britain, Clifton Suspension Bridge, and the vast array of shopping malls and restaurants. Glastonbury Tor and Abbey, the city of Wells and the picturesque Cotswolds are within an hour’s drive. Fishing is also available and cycle hire by prior arrangement. Shops 1 mile and pub 500 yards.

  2. Hay Barn is a beautiful cottage set in a great location (near to good pubs, walks, shops, Bath) and a lot of thought and care has gone into the barn development. The open plan kitchen, dining and lounge area made it great for group gatherings as no-one was stuck slaving away in the kitchen and there was ample space for the whole party (9 of us). We would have liked the checkout on Sunday to have been later although they kindly let us stay an extra hour. It exceeded our expectations and we would definitely go back again. Jan 2012.

Hay Barn (unit 3) is a beautifully finshed property located on a working farm within gorgeous countryside, a short bus ride from Bath City Centre and within walking distance of a couple of Restaurants and Public Houses. We chose the property as it met the needs of 10 good friends from around the country meeting to celebrate the 60th Birthday of one party member. A fantastic time, in a fantastic location and a fantastic property. We will be returning. Jan 2012.

  5. Very clean and comfortable property with easy access into Bath, (turn right out of drive and go through Bathampton and onto the A36 into Bath to avoid queues on toll bridge). Close to a very good pub/restaurant Bathampton Mill (no children’s menu, though they will do small adult portions). Excellent restaurants in Bath especially "Aqua" in Walcott Street. The Roman Baths is a must as is a trip to Bristol to see the SS Great Britain. The property is surrounded by lovely walks especially along the Tow path. Don’t forget the boat into Bath from Bathampton Weir. We had a great week at New Leaf Holiday Cottages "Hay Barn" and would recommend highly. I’m sure we will be back soon. Oct 2011.
  6. The property was perfect for our group of friends who enjoy walking. Its closeness to Bath was great and we were able to walk into Bath from the house along the canal in 40 minutes, and return if wish either by boat or bus to Bathhampton. Also two very good retaurants within walking distance, and walks could be done from the door. Our car did’nt leave the property. Oct 2011.

  8. Property was beautifully decorated and equipped with everything we needed. The bedrooms were spacious and the communal area was perfect for our needs. The one thing I would say was missing was a manual / handbook telling us useful things like where to put the rubbish out etc. Sept 2011.

  10. The cottage was very well equipped, they seemed to have thought of everything. It was comfortable and clean. Plenty of parking out the front. It would have been nice to have had a bit of outside space, the garden was something of a work in progress. It is in an excellent location, an easy walk along the canal into Bath. We had a great time staying here. April 2011.
