1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

These riverside chalets are set on the water’s edge of the River Yare with free use of a rowing dinghy. Standing detached, these modern, timber holiday chalets are comfortably furnished and equipped, each having its own south facing decked veranda and garden leading directly to the waters edge, ideal for relaxing and soaking up the sun while watching the boats go by. (Happy Days ref 19815 has own slip-way for small boat and Poppy Cottage ref 19814 has level access ramp to entrance and no internal steps). Fishing available from the river bank (in season). There is a network of quiet lanes and footpaths which offer good cycling and walking direct from the door. Close to various shops, restaurant and local pubs, one within a short stroll. Railway station, ¼mile, from where a 30-minute train journey take you to Great Yarmouth, a traditional seaside resort with fun fair, Sea Life Centre, model village, shops, pubs and market days. Also 10 minutes by train to Norwich, for excellent shopping, theatre, cinema, cathedral, castle museum, restaurants and pubs. RSPB reserve at Strumpshaw Fen, 3 miles. Norfolk’s finest sandy beaches within 12 miles. Pettits Animal Adventure Park at Reedham and Thrigby Wildlife Park and Gardens, 10 miles. Shops and pubs 1 mile.

Both properties: Electricity radiators and electricity by £1 meter. Bed linen included. Freeview TV. DVD. Electric cooker. Microwave. Lawned garden (ref 19815) with patio, sitting-out area and furniture. Parking (1 car - ref 19815). Parking (2 cars - ref 19814). No smoking. NB: There is an unfenced river 10 yards from the properties.

  2. Excellent base to explore the area - the railway station 5 minutes walk away means you can leave the car parked securely at the cottage and enjoy days out to Yarmouth and Norwich easily. Village is very easy to walk to and has good shop and fish and chips. Oct 2011.
  3. This property had a wonderful, tranquil riverside aspect. The accommodation was very pleasant, comfortable and felt very secure. We enjoyed every moment from arrival to departure even returning early from a day out to simply ’chill’ and enjoy staying ’home’.   4. The cottage is set in an ideal situation overlooking the river, ideal in season for fishermen, but, still plenty to see and do if not. You could just sit and watch the wildlife, the ducks, the geese, the swans, the herons and even an otter, or relax and watch the boats sailing too and fro. The local pub The Yare is well worth a visit, reasonably priced good home cooked food, as is the Chinese take away on the main street. Also worth a visit is a trip to the RSPB site at Strumpshaw Fen. A quick walk up the road to the station and you can get a train into Norwich, Lowestoft or Great Yarmouth, all good to wander around and noo hassle in having to find a car park. All in all, a great place for a holiday, with plenty to do or just to relax in comfort. June 2011.
