1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

Enjoy a relaxing holiday surrounded by countryside in these barn conversions which have been decorated and fitted to a very good standard. They are situated on the owners’ working arable farm, and guests are welcome to use the footpaths crossing the farmland. Take a few steps back in time to the year of 1193 AD when you view the abbey ruins, once bustling with French monks. During the dissolution of the monasteries, Henry VIII had many stones removed from the abbey to build his fortifications at Deal and Walmer. Follow in the monks’ footsteps, (today a 20 minute car journey), and take a trip to Canterbury. Dover is 5 minutes’ drive, ideal for day trips to France or to visit its castle and admire the famous white cliffs. The properties are perfectly situated for walking and bird watching, with several good sandy beaches close by. Monks & Flint barns are adjoining. The Stables & Nell’s Barn are detached. Shop and pub 1½ miles.

All on ground floor. 2 steps up to living room with French door/dining room with wooden floor/kitchen with tiled floor. 2 bedrooms: 1 double with en-suite shower room and toilet, 1 twin with additional pull-out single (5ft 9in long). Bathroom with shower over bath and toilet. Low beams throughout.

Woodburner in living room included. Oil central heating, electricity, bed linen and towels included. Travel cot and high chair on request. Digital TV. DVD/CD and small library. Electric cooker. Microwave. Washer/dryer. Dishwasher. Fridge/freezer. Wi-fi. Sitting-out area and furniture. Barbecue. Parking (2 cars). No smoking. Friday to Friday. NB: Unfenced pond 50 yards.

The online photos are accurate and in some ways cannot show the true extent of this fine property, ruined abbey and working farm...all outside your own door. Too many excellent points to list. From the moment we walked onto the property to the day we left this holiday accommodation is worth writing about. Walks, active farm, tranquil surroundings,ruined abbey superior accommodation. Clean, safe, all amenities included and a gracious host and family. Exceptional...a credit to the people involved! July 2009.
