1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

Property Description

In an attractive setting, close to the main river which flows through the village, this detached, single-storey holiday cottage with a south-facing living room has been simply furnished. Leisure centre with indoor heated swimming pool less than 150 yards. A mile drive leads to pubs, restaurants, shops and a post office. Nearest train station is only around 3½ miles away in Wroxham. Occupying an ideal location in the heart of the Norfolk Broads, activities on offer locally include sailing and fishing. A perfect base for exploring and navigating England’s famous waterways. Shops 1 mile, pub 1/2 mile.

All on ground floor: Living/dining room with French doors. Kitchen. 3 bedrooms: 1 double, 1 twin (2ft 6in for children), 1 single. Shower room with toilet.

NSH, electricity and bed linen included. Travel cot. High chair. Electric cooker. Microwave. Garden. Parking. All-weather day launch available by arrangement with owner, £125per week included fuel. No smoking. Easy walking access. NB: The garden borders a dyke.

Ted and Carolyn are great hosts and very friendly people, they will give you all the information on the local area you need. The boat is exceptionally good value and great for exploring the broads. This was our second visit but definitely not our last. Would highly recommend. June 2012.
  2. This property was lovely. It was cosy, warm and comfortable. In an excellent location for visiting the broads and the coast. The wildlife was plentiful. Hiring the boat was so lovely - going out even on drizzly days was ok, as it is covered over. The owners made us feel really welcome without being intrusive. I’d recommend this accommodation to anyone who loves a quiet retreat with so many pluses, but don’t mind not having every gadget in the kitchen. May 2012.
  3. A very nice cottage with optional day boat was a bonus. Very well placed to visit all the Norfolk Broads area. The owners Ted and Carolyn were very nice friendly people who were also very helpful and welcoming. Would definitely return in the near future and would recommend to family and friends. Oct 2011.
  4. This property I last stayed in 1982 with my family. The location is amazing, the wildlife entertaining, I recommend the use of the motor boat at a small cost that goes with the property. The owners were just lovely and helpful. Although the property is basic and has character you will love it! Don’t expect high spec mod cons there are’t any. Its a beautiful spot and you can’t buy that anywhere!! Have fun. Aug 2011.
  5. We thought Dutch Cottage needed updating, but when we found that the owners Grandfather had built it in 1937, and asked for it not to be changed from a Dutch Cottage, then we understood and felt the home from home. May 2011.
  6. Use of boat was brill, worth extra payment. Recommend Pensthorpe if you like nature. Great Yarmouth, not my cup of tea, loved Wroxham, feels a bit like being abroad. April 2011.

  10. Having use of a small motor boat was fantastic and even though it was freezing cold (beginning of Feb) we still had great fun. I understand there is also a rowing boat available for hire and the cottage being situated on a small area of water off the broads would be perfect for older children to have fun but still be watched by adults - as mentioned several times in the guest book. The owners were very friendly and helpful and we would definitely hire their cottage again. Feb 2008.

The owners were extremely helpful in coming to meet us and give us a guided tour of the property, they also made it clear they were available to respond to any difficulties during the week should they arise.
