1. These terms and conditions should be read with the Booking Conditions and insurance information in our brochures or on our website. Especially note Sections 2, 4 and 7 of the Booking Conditions
2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

These two converted stone holiday cottages are situated on a working farm in the beautiful Somerset countryside, and enjoy the stunning views and use of 400 acres of the surrounding grounds, woods, small lake and farmyard. The location is peaceful and rural, and yet within minutes of many attractions and famous sites, including the Roman spa city of Bath with its Georgian architecture and spa baths, the city of Wells and its magnificent cathedral and medieval streets, Glastonbury Abbey and Tor, Cheddar Gorge and caves, Wookey Hole and papermill, Longleat Safari Park, and Babington House. For walkers and cyclists, there is much to offer on the Mendip Hills and Somerset Levels. Shop 31/2 miles, pub and restaurant 2 miles.

All on ground floor: Living room with patio doors and wooden floor. Dining room with tiled floor. Kitchen with tiled floor. 2 bedrooms: 1 double with en-suite bathroom with toilet, 1 twin. Wet room with toilet.

Enclosed courtyard. Friday to Friday.

Both properties: Oil central heating, electricity, bed linen and towels included. Cot. High chair. Freeview TV. DVD. Electric cooker. Microwave. Washer/dryer. Dishwasher. Fridge/freezer. Patio with sitting-out area and furniture. 400-acres of shared natural grounds. Ample parking. Shared games room with table football, pool table and board games. Two pets welcome (to be kept on lead at all times). Natural water supply from well. No smoking. NB: Unfenced lakes and stream 100 yards.

  6. We had a splendid holiday . The property was excellent and the owner was delightful and helpful and dog friendly. The area is full of lovely walks.The Talbot Inn at Mells, a nearby village is well worth a visit, also the walled garden. We will certainly go back there. April 2011.

  12. We liked the one-level easy-access accommodation as we were looking for this, also two toilets/bathrooms were a requirement. Parking on-site and off-road. The games rooms was a good facility. The surroundings were peaceful and off-road, which meant no traffic noise or light pollution etc. Oct 2009.
