2. Offer applies only to bookings for 2014 which are booked before 13th April 2014.
3. The low deposit payable under this offer is £25.
4. Does not apply to properties that sleep 10 or more.
5. The difference between the £25 low  deposit and the usual deposit shown in our main brochure or website is payable with the balance payment, which we must receive no later than 10 weeks before your booking starts, or at the time of cancellation if you cancel your booking. This payment will include all applicable charges as detailed on your booking confirmation, including any insurance premiums and any Ferry costs. If payment is not received in full on time, we can treat your booking as cancelled by you for a non-refundable reason. If this happens, you will be responsible for cancellation charges (as shown in our main brochure or our website) including any deferred Booking Fee, Personal Travel Insurance and Ferry crossings that you have chosen to buy, all of which must be paid immediately.

In an idyllic setting in Brook village, these delightful holiday properties offer a wonderful base to explore the island. Situated in the peaceful and private estate made up of the old Brook House grounds, and in an AONB surrounded by National Trust land, both downlands and Heritage Coastline are close by, offering wonderful views over the beautiful West Wight. Refurbished to a very good standard and carefully maintained, the properties combine comfort, style and elegance. Westbrook (18919) has its own fenced garden; Northbrook (ref 18920) has a dedicated terraced area within the main courtyard, and The Old Coach House (ref 24689) has a large courtyard area and a lawned, fenced garden. There are unspoilt sandy beaches at Brook and Compton, ½ mile away, and miles of spectacular walks, many easily accessible from Brook, including the Tennyson Trail. The island boasts two Heritage Coast footpaths; one from Totland, passing Brook to St Lawrence, and the second from Yarmouth to Cowes. Within easy reach are many tourist attractions, including The Needles Park, and Blackgang Chine, the oldest themed attraction in the UK. There is pottery painting at Chessell, Ventnor Botanical Gardens, Calbourne Water Mill, Dinosaur Museum, Carisbrooke Castle, Osborne House and much more. Outdoor activities include riding, cycling, sailing, golf and paragliding. There is also bowling, ice skating, a cinema and museums. Brighstone, 3 miles, with village shops, pub and PO, and the larger town of Freshwater nearby has all amenities including supermarkets, and a sports centre with indoor pool. Shops 3 miles, pub (serving food) 1/2 mile. NB: 18919, 18920 and 24689 can be booked together to cater for larger groups.

  1. We have absolutely no complaints or suggestions. My wife and I are ’Islanders’; she from Newport and me from Niton but have lived for 50 years in the London suburbs. We brought all our family (2 daughters,one son-in-law and four granddaughters 6, 4 2 and 2 months) ’home’ to celebrate our Golden Wedding. Brook was and ideal location and close to the Sun Inn at Hulverston which put on a celebration lunch for us, our Island relatives and many friends who had attended our Wedding in 1961. Three couples including one from France were able to book B&B in the Clock House nearby. We would recommend highly the Sun Inn for its friendly ambiance, good food and ales. The real bonus of the location is the quiet private road where the grandchildren could play supervised and of course easy access to the best Island beaches and downs. Dec 2011.
  2. An excellent choice for a family gathering in lovely surroundings. The house offered everything we needed and more, and the personal welcome with a basket of useful extras was much appreciated. The local beach was just right for children and dogs; what a pity that even though it’s only 1/2 mile we had to use the car as there is no pavement or footpath to the beach. The games room was very useful on wet occasions, and the garden was lovely for sunny lunches. Aug 2011.
  3. This was a property of excellent standard, and the owners, who live next door were so helpful. They left a beautiful welcome basket. All the fittings were to a high standard and for a large family it provided ample space and facilities. The local pub/restaurant is a pleasant short stroll away and was family friendly. It was perfect for our needs. June 2011.
  4. Loved the Old Coach house - 8 of us went for a weekend away and we were put in the Old Coach House when our original booked cottage was double booked. So glad we were put there as the cottage was beautiful, lovely big kitchen and nice outside area where we had a BBQ. The rooms are comfortable, and one of the bathrooms is huge. Would definitely go back! June 2011.

This was probably the best equipped cottage we have been in and it was very spacious with plenty of room for 10 people to spread themselves and not feel they were on top of each other all the time. The family were very excited by it on arrival and did a quick rekie and reported back that it was wonderful before I even got through the door. Feb 2010.
